In 12 YEARS, we’ve only been able to use our unit with Hilton Grand Vacations 14 total nights due to shockingly scarce availability!! How absolutely atrocious! I recently purchased a Diamond Resorts/HGV timeshare. It's all a bait and switch scam. None of the sales pitch/verbal communication or documents match the contract. I was to pay $641 for 2023 maintenance fees (as my dox say) and got a bill for $1773. I was told during sales and financing I could Sure pay monthly payments for the maintenance fees and now am being told that isn't available until Jan. 2024????? DO NOT LISTEN to the hours of sales pitches.
Wish there were negative stars. I’d give at least -10. HGVMax is such a waste. My husband and I bought into a deeded timeshare several years ago and was perfectly happy with working with Interval International to exchange and go anywhere for a minimum cost. Had some fantastic trips. Then Diamond resorts took over. More money was required they said to take full advantage of all benefits. We invested again. Horrible!! When I went to the orientation I was pleased with what I have heard and the offers, I sign up for it until I was at the closing and able to look at the contract, and it is a scam the minute I saw it. First, the Maintenance Fee has no cap, it is like writing a free check to them every year at whatever price they set, currently, the maintenance fee is +/_ 2850ish, and I can tell you by next year it will be above 3,000, and by the time you pass it on to your kids, they are looking at a fee of over 4,000 a year. We attended a presentation back in September of 2022. We ended up purchasing after being there for 6hrs. We were told there was only an HOA and maintenance fee at the beginning of the year. Well, we paid that in January of this year and then in March we have to pay another maintenance fee. These people are liars and very fraudulent. Please be cautious of anything you sign with these people. If you're considering purchasing a timeshare from Diamond Resorts, now Hilton Grand, be prepared to be scammed, deceived, and harassed by their sales staff. My experience attending their meeting on August 29th, 2020 at the Embassy Suites in Kansas City, Missouri was a nightmare that I wouldn't wish on my worst enemy. They pressured us into buying as a way to earn rental income, but this was an outright fabrication. To make this short, “THIS DEAL IS A SCAM”! Don’t buy into it. We’ve been members for about 5 years and we’re ready to sell our shares, but after contacting them several times the people from there told my wife, WE’LL GIVE THIS TO SOMEONE ELSE”! Who the hell is that person! We have had no response whatsoever! We’re pretty pissed about the whole situation!!! It seems like this is a take my money and run! IF ANYONE IS CONSIDERING BUYING INTO THIS SCAM, REMEMBER THIS, NO, NO, NO, NO, DON’T DO IT!!!
