I have had nothing but issues with my move out process. I keep getting billed even though I owe nothing. I moved into another property that they manage and haven't even received a lease for it. I can't get responses and now the previous tenant at my new place let me know she received a notice that they are coming out to change the locks on Thursday when I've done and moved in. Home River Group was not made aware that the owner of the property had placed tenants in the home until 8/10/2022, at which time all orders for occupancy and move-out inspections were canceled. We are striving to get this issue resolved and a lease sent to you as soon as possible.
DO NOT RENT FROM THIS COMPANY! Michael A. was the property manager for the house we were supposed to move into. His idea of "move-in ready" was a roach-infested house that needed AT LEAST two more weeks of treatment to get rid of all the bugs. We had a refrigerator delivered that i'm still waiting to be reimbursed for, because since it was delivered to a home with bugs the store wouldn't take it back. The tenant was scheduled to move into the property on 7/16 and the previous tenant had moved out on 6/30. The initial issue was that this was a large turn and the house was leased while the previous tenant was still there, so we were starting off behind since the availability date was incorrect to start with. This company has been played me since I've been working with them. Miguel sent me a letter saying that my application was approved and my lease was going to be sent to me. It's has been two days and now all of sudden, someone else application has been approved before me, even though Miguel sent me an approval letter two days.

We rented a property for 9 months. The company was hard to work with. AC was not working when we moved in (90° in the house for a week) and the property manager Wayne was not very helpful. I found the homeowner and they weren't getting the same info that we were submitting. Wayne would say he contacted them about the ac but he never did. Then when it came time to move out. We asked several times about 60 days or 30 days move out and only got a worded answer that alluded to the 30 day move out. Now we have an extra charge of $585 that is due? Not sure how you all handle your business but this is ridiculous. I/ We will never do business with homeriver again and will highly encourage others to not as well.

They are farming for application fees and mystery admin fees. This place is attempting to benefit from others misfortune. I don't think it's illegal. Just highly immoral.

They are most likely just scamming money off background checks for property they don't even have. I applied w thousands of dollars saved and 50k in income and just bc my FICO was a few points too low they declined it. 75$ is insane and supposedly they have 4 apartments in the building I was interested in and they won't even speak to me. After reading reviews all over the internet it looks like I'm definitely not the only one. Luckily I'm single bc each applicant also has to pay 75$. They have treated me poorly! Since day 1 when they found out I had Autism! Michael j. is a nightmare to deal with! So stephanie W. took over! At first she was on my side now she's against me! They took a partial payment for may and i am about to pay june and they are threatening an eviction! I have offal anxiety and haven't slept well in nights and now i'm sick! I really hope that this place gets shut sown! they don't care about us just their $$$! Run and never look back!
