Purchased a used mobile home at ***************. Moved in from April to july my water **** was $50-$60. During august and September I had $500 water bills claiming I was using almost ******* gallons of water a month. We was told we could pay the mortgage to them. They used mortgage payment to pay my water **** which still left me with a balance of 900. They said I was accidentally given a discount for my lot rent. So my monthly lot rent was over **** because of water **** and accidentally discounts I had to make up for that ... read more

This is a money hungry establishment and should be investigated they continue yearly to raise rent for a very small piece of land. They hire untrained managers and do not help their communities. I really hope they get investigated for over charging their consumers.

Business response:

******, We understand that you are concerned about rent increases. Unfortunately, rent, including lot rent, is subject to increase like with many other common expenses that are experiencing inflation such as gas, food, etc. Rental increases are determined by a combination of economic and operational factors, like the market rate, an increase in the cost to operate, property taxes, community improvements, vendor costs, utility services, etc. All residents and communities are affected by the increases. While the intention is n... read more

The new property manager is rude, unwilling to answer her phone, and rarely takes action unless it is to benefit herself. They will tell you that the notices for late rent go out on the 5th of the month, and then send you a 3 day cure/vacate notice on the first. They don't pay attention to maintenance and when they do send someone out, they do a shotty job. We lived in a house with a door that wouldn't close properly for 2 years and was told that it was due to the house being unlevel. The levelers came out, did their inspect... read more

Business response:

Gw WP, Thank you for letting us know about your experience at Timberglen. If you provide the site number, we can investigate your concerns for maintenance service further. In regards to the late notice, it is standard to go out on the 2nd of the month if payment is not received on the due date of the 1st. The notice is in accordance with state laws and notifies of the grace ****** that expires on the 5th of the month, when late fees are added onto the account, and further collection steps can be take. Please provide the site... read more

Heartbroken to see so many negative changes over the years. Have lived here for around 10 years and own my home. This is the third home I've purchased in here through out my lifestime. Twice this year my water and sewer **** has went from around 12 dollars a month to ******************* and my son live here. No leaks and no running toilets. Just a sky hi rent statement. Called and talked to our manager about this after reading in our **************** chat that it happened to a bunch of tenants. I asked her to please have the... read more

Business response:

The Community Manager has followed up with *************** by performing a test on her meter to determine if this was causing any billing error. No leak was detected, but they still went ahead and replaced the meter for peace of mind. *************** was not at home at the time of this inspection and meter swap. They will also be keeping a close eye on the December billing to make sure that there are no further concerns. We are sorry that *************** feels her experience has declined as a result of this situation, and we... read more

During Covid y'all raised the lot fee. No compassion for tenants...

Business response:

We understand that you are concerned about rent increases. Unfortunately, due to the impact that the pandemic has had on the economy, rent, including lot rent, is subject to increase like with many other common expenses that are seeing inflation right now. Rental increases are determined by a combination of things, like the market rate, an increase in the cost to operate due to inflation in other industries, property taxes, community improvements, vendor expenses, interest rate increases, utility rate increases, etc. All res... read more

They don't communicate or follow up. Water goes out every few weeks. They don't answer their phone. Extremely unprofessional.

***************************'s property manager, ************************* My name is *************************** On Monday, October 18th, we found out from ***************************'s corporate office that we would be locked out from our trailer we were renting. After I talked to them, I called the sheriff's department. The man there said it was legal for them to lock us out without going to court. We had paid a deposit on a apartmemt on Friday, October 15th. Our plan was to move on October 29th. Essentially, we had a day a... read more
