A complete joke. All was going well on my refinance with Rocket until Amrock showed up. The lady was on my property for 20 minutes from the time she got here until she pulled out. Wrong number of rooms and was off by 83 years on the build date of the house. Her appraisal was 66,000 dollars below the last appraisal I had and compared to homes not even close to me. Amrock never visited property.....then sent appraisal stating house only suitable for business. i blame QL for this mess.... they HAD to know this company's reputation..... they held my loan up for seven weeks and it was in underwriters for 12 days with no action. when I called to complain they hadn't even scheduled the appraisal. I'm so furious I can barely type..
I am distraught..several months ago quicken contacted me about redoing my loan and I was elated. My home is wonderful... in an upscale neighborhood and very high end. They sent amroc and they appraised it at 210k when it literally is worth 370 or more. Of course it was to add points and jack up closing costs. I was disgusted and refused to move forward. This company needs to be investgated ASAP! They are purposely appraising houses lower to help out the mortgage lender when the house is worth way more! Why hasn't this been investgated already when there are several complaints about the samething. They help Rocket Mortgage Quicken Loans cheat hard working families! I received a appraisal 30 thousand under my house value when I was already told it was woth 277 or more, they came in at 245. They also messed up on the sq footage, rooms and bathrooms. If I knew in advance that rocket mortgage utilized Amrock I would not have gone with them. The company has had me round up my ex wife 3 times to sign the same piece of paper because they keep printing it with errors on it. They were late paying off my previous mortgage. Absolute train wreck and joke of a company.
My husband and I did a refinance on our home in Nov/20 and again this month (06/20). I was extremely happy to be working with Amrock again as the first experience was exceptional. I had the pleasure/good fortune of receiving help/support from David Lalone in November. He is extremely customer focused, friendly, professional and made my husband and I feel valued and supported through the process, and after (the questions of what happens now that the loan has completed, funds disbursed, etc). Amrock collected my taxes at closing then paid them a month late. I don't appreciate that being on my record at the appraiser's office. When I told them that they had paid my taxes late, their response to me was, "But we paid the late fee." I don't care about them paying the late fee, I don't want my name attached to having paid my taxes late. This is irresponsible and unprofessional. They had the money to pay the taxes on time.
We would NEVER recommend anyone use Amrock for any services. This review is long because it details how, if we had not been familiar with the process, we could have lost thousands of dollars and suffered through significant legal problems due to their inability to complete simple legal tasks. We chose Amrock as title agent because Quicken Loans advised us that Amrock would be able to handle it the fastest.
