Verified Renter The area itself is nice. I really have no complaints besides the roaches that appeared day one of me moving in, the uncalled for fees that I was charged because Valley Falls didn’t want to take my money out when they wanted to and then the thin walls that I love the most because I can hear how loud my neighbors are coming up the stairs at 3 in the morning

We have weekly Pest Control service and we advice resident's to put in a maintenance request if they have these sorts of issues so that we can get them noted in our Pest Control log. We certainly want to get these k ind of issues taken care of as weekly as possible. Verified Renter The AC works for sure in the rooms. The room collects a ton of lent. The security most definitely does the job. Over all it’s been a good experience.

Verified Renter Valley Falls is a great place to live. Workers are friendly and helpful. Amenities and landscaping are kept nice and clean. This is a place that you can feel safe sleeping at every night due to the security and gates. Overall, a perfect place for college kids.

Verified Renter Like most places, they try to make it seem a lot better than it is. It’s called a “gated” community but the gates are open at all times and it’s really just a gate at the driveway with easy access to walk into. Have only seen the security people 1-2 times total in the first months living here. Rooms are nice and clean and spacious, but the walls to apartments are so thin you hear literally everyone walking up and down the stairs outside the apartments at all hours. The gate is left open during office hours but our security guards are checking people in on the system. Verified Renter it definitely has not been the best, I had a VERY TERRIBLE roommate and the office did little to nothing about it, all our complaints fell on deaf ears, when my roommate moved out, we had to fight tooth and nail to get them to clean up the trash she left behind, and now I'm getting a new roommate but only found out because maintenance came to the house. Overall a 3/10 experience.
