I want to warn anyone considering a **** Resort Timeshare to stay away from them! I have been an owner since 2014 and only been able to use it one time to go to **** for 2 nights which used all my 6 years worth of points! Two nights for $12000 purchase price and 6 years of fees, what a deal!?! I went to ****** out of pocket for 4 days including airfare for what it cost me to go to **** with my timeshare. I am VERY ******* with **** Resort and ***. Both are very difficult to work with and even communicate with. We have been displeased with our purchase ever since we became owners and then we upgraded thinking that was our problem since they made it look so easy. Wrong! It was still difficult and we got no help even after upgrading. I have complained, tried to rent it,tried to sell it, which I was told we could sell it back until the time came and then that was not an option. We are VERY disappointed with our **** timeshare. We purchased our points in July 2016 and since then have only taken one trip through the timeshare which in itself was not pleasant because our first room had bed bugs so we had to switch rooms with 2 small children. **** tried several times and were never able to book the location we wanted. I had told the salesman that my parents owned a timeshare and we loved it because they could bring friends and family with them and just add another or bigger room. I do not understand how Welk Resorts gets away with this! The only way to sell a timeshare is to lie about it & that’s exactly what Welk did to us. My family found itself in a sales presentation back in 2015 and after a bunch of misinformation, false promises & undisclosed documents we bought into their scam. It has been worthless as we pay the fees but cannot ever book anything because of their infinite blackout dates. My brother and I attended a presentation with Welk (now ********) because we were offered discounted tickets to Branson attractions in exchange for our time. While we were led to believe that this would be about 90 minutes of our time. We were there for WELL over 3 hours! The entire time, their staff continued to push us into agreeing to make a purchase, even though we said no repeatedly. We were approached by a representative to a time share presentation of two hours and we would be given a nights stay at their hotel plus a trip to Maui. A few days before the hotel date, we were told that we weren't eligible for their presentation because my girlfriend and I weren't living together for over a year. We were never even asked that question by the original representative. So we ended up having to cancel our weekend plans in San Diego. Owners for 12 years and they still can’t get my married name right after 10 years. My acct paid in full after 5 years still has issues. Check in an hour past their guaranteed time and HOAs continue to increase with zero improvements at least noticeable in 12 years. Run do not buy!!

The financial services department for the WELK Resorts is incapable of taking responsibility for their actions. They somehow missed the Global Pandemic Memo that people were going through financial hardship. I see on this website there was an acton taken against them to comply with finance options to assist those, like myself, needing to adjust their loans. While at a baseball game with my husband, I was approached by a Welk rep who was offering a free stay in Las Vegas if we attended their presentation. At the presentation, I was told that this membership would give us the best and cheapest options available to vacation and that we could travel internationally at no additional cost.
