Would give no stars if I could. Applied with a salary that's over 4x the rent, perfect job history, and had a co-signer with a near perfect credit score. They rejected our application after charging us $230 to apply. We replied for another rental with another company with NO cosigner and a more expensive rent and were approved immediately. I know sometimes companies accept more applications when they already know the tenant they've chosen to go with, but it seems they're just accepting applicants and not choosing anyone. Linda T. and Mayra J. are the property managers I have had to work with for the last 6 months. The last 6 months have literally been the worse 6 months in the last almost 2 years I've lived in this property. Portal issues, voucher issues, and account issues. All completely on their end and they like to harass me with late fees or not respond when I ask for help to have issue resolved. The tenant has had some issues with logging in through our tenant portal. We have addressed these issues as they have come up and waived the fees when appropriate. The tenant has not received any late fees as a result of these technical issues as they are not wide spread reported, but isolated to the user's unique experience. While we working with the tenant the portal system does send out automatic email reminders in the event the user is not aware they are delinquent. The property manager Laura is one lazy person. Support is completely useless. Stay away from the company. Spent countless hours trying to contact them with no response. Support would at least respond but they would never do anything to actually help. (Btw don't let their fast responses at the start fool you once you put a deposit down they will ghost you)

Our experience renting from Home River Group was terrible. At move in, our property manager (Ann ********* told us to make a list of anything that was wrong with the apartment so that they could make the repairs. We sent her the list of items that needed attention 7+ times over the 2 months that we lived there but nothing was attended to. We tried communicating by phone, text, email, and even resorted to the live chat on their website -which was unhelpful as they said they would just notify Ann. Avoid at all cost if you are a home owner. I used to have suncoast to manage all 5 of my Jacksonville units, I think home river bought suncoast out or merged the company together. They will delay your rent for no reasons. Especially after covid, the rent delay is constant, you will have to fight it to get your withdraw. At one time I have to pressure them with lawyers to get my rent. This is the worst HOA that I have ever dealt with. I am paying fees to live in a "gated" community. The gates have been broken since we moved in. There is constant vandalism, destruction of property, theft and people trespassing all hours that don't even live there. They do not address our concerns at all. No responses from them with issues, constant unfulfilled promises and still taking our $$

Unbelievable! This group is the property management for my Townhouse community called Marbella Townhome of Temple Terrace. The HOA for my community is responsible for the exterior of the residence (minus the HVAC) to include the exterior walls and the roof. Recently, I observed water leaking out of a electrical outlet in one of the bedrooms on the second floor where my five year old child sleeps. Maurice T. listed a property for rent. On the first morning I sent a question through the system, no response. I received an automated message from him with his phone number, so I sent the same question then, no response. I left him a voice message, no response. I scheduled a showing for today, asked the same question again, no response. 4 minutes after my showing was supposed to start, the showing was cancelled, 6 days after I asked a question and scheduled the showing. In the past I would have rated the company as a 0 or 1 star. We experienced multiple unsatisfactory issues in the past with Home River Property Management in Indianapolis. Primary complaints were lack of response to our communication efforts, revolving staff, and less than satisfactory attention to detail. I will spare the details.
