Received an unwarranted Violation notice from the Home River Group property manager. It is clear that the Violation Letter /Notice was an arbitrary, discriminatory, unreasonable and selectively enforced action that has not been implemented consistently, fairly or uniformly throughout the community.

This company is not professional at all! I applied for a property in Louisville, Ky with application fee of $75.00+$5.00=$80.00 on December 16th. I was told it would only take 3days to process. After 2 weeks of no contact, I called everyday trying to speak with the property manager Laura because she won't answer directly. I talked to a assistant she said I was the only application that was in the system. Finally after a month I was told my application was being processed I was approved a week later. I toured a property of theirs in New Albany, IN and really liked it. Despite the terrible reviews this company has all over the internet I decided to go forward with renting it. After paying the absurd $155 application fee I was told that the advertised deposit of 1225 would actually be over 1800. I initially agreed to do it then when they sent me the lease to docusign there were HUNDREDS off dollars in fees added as well that was not disclosed, this was the final straw. DO NOT RENT WITH THEM! ZERO STARS!!!! They will not repair anything only patch things up with glue! There has been over 40 maintenance request dealing with water leaks. The roof leaks during rain and the bathroom sink is cracked and constantly smells... they asked us to place buckets under both. The water heater busted and flooded the hallway floor and now the carpet smells... they sent someone to clean the carpet but without lifting up the carpet abs checking for mold so it smells of old water! Would give no stars if I could. Applied with a salary that's over 4x the rent, perfect job history, and had a co-signer with a near perfect credit score. They rejected our application after charging us $230 to apply. We replied for another rental with another company with NO cosigner and a more expensive rent and were approved immediately. I know sometimes companies accept more applications when they already know the tenant they've chosen to go with, but it seems they're just accepting applicants and not choosing anyone. Linda T. and Mayra J. are the property managers I have had to work with for the last 6 months. The last 6 months have literally been the worse 6 months in the last almost 2 years I've lived in this property. Portal issues, voucher issues, and account issues. All completely on their end and they like to harass me with late fees or not respond when I ask for help to have issue resolved. The tenant has had some issues with logging in through our tenant portal. We have addressed these issues as they have come up and waived the fees when appropriate. The tenant has not received any late fees as a result of these technical issues as they are not wide spread reported, but isolated to the user's unique experience. While we working with the tenant the portal system does send out automatic email reminders in the event the user is not aware they are delinquent. The property manager Laura is one lazy person. Support is completely useless. Stay away from the company. Spent countless hours trying to contact them with no response. Support would at least respond but they would never do anything to actually help. (Btw don't let their fast responses at the start fool you once you put a deposit down they will ghost you)

Our experience renting from Home River Group was terrible. At move in, our property manager (Ann ********* told us to make a list of anything that was wrong with the apartment so that they could make the repairs. We sent her the list of items that needed attention 7+ times over the 2 months that we lived there but nothing was attended to. Avoid at all cost if you are a home owner. I used to have suncoast to manage all 5 of my Jacksonville units, I think home river bought suncoast out or merged the company together. They will delay your rent for no reasons. Especially after covid, the rent delay is constant, you will have to fight it to get your withdraw. At one time I have to pressure them with lawyers to get my rent. The maintenance items/fees is a lot higher than before, with comparison for 5 years of data, or you can say shxt just keep happening with Home ... read more
