Unfortunately most of the reviews are true, these thieves dont resolve anything except steal your money. KEYANNA J, agent in charge of the listing i was interested in, DOES NOT WORK, ASNWER EMAILS, OR CALLS. The whole company is a fraud, I had to be the one calling all the time and sending emails. They wasted my time and money, always being me the one calling to continue the process of finding a home. Unfortunately I did not do my homework on these thieves. We had a small window to move out of relatives home into a place of our own. Their website showed the property as being available to move in. When we went to view it it wasn't. We did view another that was similar and liked what we saw so we put in our application along with a list of questions. We got approved and was told it would be ready by the 21st of February. We went to take a few measurements on Friday the 15th. Little had been done to the property we still had... read more

This company sent me delinquency notices though I have an automatic draft set up for my rent payment. The first notice had no amount owed, and I reached out several times to confirm I did not have an issue with my ACH draft. I never received a response. I have never been late on my rent payments. In January, I received a notice that I owed 821.00 plus a late fee. I paid it plus the late fee on my credit card. On January 7th, Home River Group successfully drafted my rent payment. Unfortunately most if not all of the reviews are, fairly, accurate in the sense that this company does not or maybe will not operate on the up and up, lost money orders(only to be investigated and shown on camera to be cashed by employees, disregarded notarized documents, unperformed maintenance requests..etc. I had the displeasure of dealing with Maria Hummer(noted scam artist) and some lady by the name of Ann(who has the dark hair, purple nail polish and jailhouse tattoos)in the Orlando office. This company agrees to represent and put houses on the market that are not fit to be lived in and have mold along with multiple other city violations. Not only in one property I've lived in but TWO! Management team are very much so team players, with each other, and do not provide resolutions only play the blame game with each other and landlords. They never return any emails/calls. Heather N. is the representative they have referred me to more than 3 times and she has never responded. I have called management and have never received a call back. They allowed me to scheduled a showing for a house that looks to be off the marker (no keys in the lock box once arrived) I called to try and straighten out this issue, left 2 voice mails and sent an email and still nothing. This company obviously doesn't value my time and I am extremely disappointed.

I spoke to the applicant and the Property Manager about this situation. The Property Manager is going to call the applicant and help the applicant with the process. *********************** worst leasing agents and homeowners. Moved from out of town. House was advertised as move in ready. Arrived to sign a lease with moving trucks and crew to a filthy home with multiple items broken. Blood on multiple walls. Took 23 days to get anything fixed. Watch out for the lease as it's a trap. I have talked to our staff and our staff states that the Tenant said the home was not clean when she moved into the home. The Tenant then hired a vendor to clean the home and we then reimbursed the Tenant's ledger for this cleaning charge. Our staff said the maintenance items were minor repairs. This home has pretty strict HOA guidelines and the HOA only allows one lease per year per owner. I rented a garage apartment through home encounter. The property manager I dealt with, Heather N., was not helpful and downright condescending and mean. She never responded to any inquiry unless escalated to her manager. I needed help when the water got shut off one morning and never heard back from her..the issue was only resolve when I escalated the issue in the middle of the night..it was a horrible experience. We reviewed the claims and here is what we found. The former Tenant lived in the home for multiple years. We reviewed correspondence between the Tenant and our staff and the correspondence was timely and professional. We are a third party management company which means we have to get the owners approval to begin some of the repairs which does sometimes delay the repair timeline a little. We always do our best to help Tenants during their Tenancy.

Negative!!!!!!!!!! When I rented my house 6 yrs ago they told me that they would take care of the yard. I am disabled so I was glad of that. 2 days after moving in they called and said that they had made a mistake, that I would have to mow. Most recently I was very rudely told not to contact the owner, even though he is hands on and we had agreed to a smaller increase in rent. Home Encounter's lease has always stated that the lawn is tenant responsibility unless the lawn is taken care of by an HOA. This is clearly stated in the lease and was never portrayed differently. One of the primary reasons for having a management company is to be the middle man between the owner and tenant.
