Bad, bad, bad management – I wish I had the option of zero stars. This company operates at the limits the law will allow, and I am not sure they even do that much. 1st off, much of the blame is mine as I was excited to move closer to campus and live in an area where you can walk to things. I didn't read the lease as close as I should have. It is not a "standard" lease. Management cares nothing about you or the building. Bad Apartments, Bad Management, Bad Neighborhoods – River City Real Estate: 811 N Boulevard Parking is miserable. Maintenance/administration is malevolent at best. The noise is a constant cacophony of drunk college kids and homeless people. The neighborhood is like a demilitarized zone. The apartment is frigid in the winter and blistering in the summer due to inefficient and outdated insulation and HVAC. HVAC repair will leave you with gigantic holes in the walls for months. I'm offended that River City has 3.5 stars. – I am personally offended that River City Real Estate has more than one star. My 9 months living in one of their glorified cardboard boxes ruined my innocence and shattered my soul. First of all, the building was unsecured. A bum decided to make our stairwell his home on a regular basis. (I named him Lester.) I was in your shoes too...Please don't make a mistake! – I just traveled to Richmond this past week and went to see for myself if all the other reviews were true! INDEED they are and I was glad I read the reviews before making the mistake of signing the lease. First off, one of the employees of River City was very rude. Do Not Ever Rent From River City – River City does not even deserve one star. Let me add my story to the list. Back in 2002, my husband and I needed to find an apartment fast so that I could attend college within 2 weeks. The only one we could find was owned by River City Real Estate. They said my husband had bad credit because of one hospital bill and charged us double the monthly rent for a security deposit, plus the first and last month's rent in advance. Oh no! – I just signed a lease and hope these horrible reviews are wrong...I did experience some rudeness when signing the lease (re-rented and the guy who was having me sign the lease talked more to her than me...practically ignoring me (the new renter and payor!) the entire time. I hope this is not a mistake...I'm a grad student and don't need any added stress. :( I'm believing positively for a good experience.

River City Real Estate Blows – Do not rent from River City Real Estate! I had bedbugs and ro@ches. I had black mold which they did nothing about except move me to another apartment, paint it over and then promptly rent it to another victim. This mold and moisture caused my wooden floors to buckle, my front door not to open properly and ruined some of my clothing and property. Do Not Rent From River City Real Estate – I lived there for one year. Within that year I had several maintenance problems that were never addressed, including a leak in my bedroom ceiling that resulted in black mold growing in 3 rooms. There is an "emergency pager" for maintenance that you can call, but no one ever responds. You can leave messages for maintenance but no one ever returns your call. They will access your apartment without giving proper notice (per the Va Landlord Tenants Act), break things and not clean up aft... read more
