Verified Renter Beautiful property, apartments and the best view in town
So far so good We just moved in a couple weeks ago and so far really enjoy our time here.Yes parking is not the best if you have more than one car.We have 2 and while I have a spot to park in our actual building my husband does not and there is a long wait list to be able to get a second spot in the same building but this is something we were told before we moved in so it just is what it is we decided to just make the best of it as most residents should if they were told about it before like we were .We also have had guests ... read more
Beautiful but... Paper thin walls, lousy guest parking, noise policy rarely if ever enforced. I will not be renewing my lease. Perfect spot if you want to party and have a nice view.

Beautiful...and that's it I wish I could say positive things about living here... but I can't. Noisy, pay guest parking, and timid management make for a miserable living experience.

A great place to live! We just moved into Modera a few weeks ago and we love it so far. Everyone has been wonderful including the maintenance staff. Rosa was our leasing agent and she was on her “A” game. I would recommend anyone to use her if you are interested in living here. When I moved in the maintenance staff checked with me a few times when they saw me on property to make sure my apartment was in working order. Parking is distressful enough to not want to live here Parking, parking, parking. The parking policies at Modera are so excessive and confining - the distress it causes is enough to want to move or not renew your lease. It is one thing to want to provide security and accessibility, but the way they penalize and handle parking issues is ridiculous. They boot your car without warning and charge fees or boot guests. Not worth the hassle TLDR: Parking situation is a nightmare - you will likely be booted for some ridiculous reason or charged additional fees to park in your own home. FORGET having friends and family over without them being booted, fees and other issues. Fundamentally, they don't have enough parking spaces based on the number of apartments so they've implemented stringent parking policies which are typically understandable, but they are entirely excessive in this case. current resident Complex does not have enough parking for all residents in the building I currently live in Building A. Paid parking spots were offered but there is a wait list. I have recently had back surgery and I am unable to walk far. I was told by the leasing office to park in another building that wasnt my own and walk to my building. Property is very nice as well as location! but parking situation will make you wish you didnt live here. Expect to be booted without prior notice or warning.

Modera Port Royale New community North of Fort Lauderdale with beautiful amenities. Well maintained, safe and good atmosphere. However management have recently applied some non-sense rules that has caught us residents by surprise. 1-shutting down BBQ grills at 8pm on automatic timers. Really? Silence rules apply to 10:00pm to 6:00am. 2-charging our guests park of $7/day to visit.
