[UPDATE]- WARNING STUDENTS OF COLOR TO STAY AWAY from the ************************. In January ***************************************************************************************************************************************************** progress. It caused me a lot of stress and anxiety. I was asked on the phone by my Leasing manager ******************************* (Who no longer works there) if I wanted to move out of the apartment. I said I would not want to move out of the apartment. You see, my roommates who file... read more

Business response:

This student *****************************, came to us regarding roommate issues back in December of 2021. We addressed this situation by offering roommate mediation. Everyone in the unit agreed to the mediation meeting except Aishat. After we met with the three roommates we contacted Aishat to discuss the issues the other roommates brought forth. They were unhappy that Aishat had an unauthorized occupant in the unit for more than 3 consecutive days, which is a lease violation. AGM ********* went over the guest policy with A... read more

Worst run apratment complex weve ever experienced. So poorly run theyve created a dangerous environment for the kids living here. Management staff completely incapable and unwilling to enforce ANY terms of the lease creating an atmosphere of anything goes. Rampant drug use in the apartments goes completely unenforced - building management essentially says its not their job to enforce - and to call local police department. They claim to run background checks but thats a complete falsehood - my daughter ended up paired with a ... read more

Business response:

To whom it may concern,We were first contacted by ****************** on Tuesday, January 18th, via telephone and email with concerns regarding his daughters new roommate. This roommate had been allegedly displaying threating behavior and smoking in the unit since moving in on January 12th. ****************** conducted his own background check, presenting management with previous arrest records. We explained that the roommate had passed our background check and was a legal resident. We instructed ****************** to contact... read more

The staff at their ****** location (named *********) are nice, and the new furnishing is pleasant. The place is overpriced for the area though (over $1.3k/person for a tiny 4-person, dorm-like apartment), and there would often be hot water outages and the like. The community events were kind of nice but mainly performative. What's unacceptable, however, is how American Campus Communities insidiously steals **** from their residents. I went through the trouble of finding a student to re-lease from me for 2 months out of a 12-m... read more

These issues are likely related to the building equipment thats install... read more

I have had trouble with ********* since I signed my lease and was not placed with my selected roommates. The staff is extremely rude and has no customer service skills. The building itself is cheaply made. Throughout the year, we often didnt have access to recycling or even trash disposal. Not to mention the laundry room services and the fact that there were water outages monthly. The paint on the wall behind our couch was peeling off. The room layouts are inconvenient and desks dont have drawers. They constantly harassed us... read more

I feel this company shamefully takes advantage of kids. My daughter was required to move up her move in date 4 days and incurred a $350 charge, as did her roommate, $700 total. This was due to the university not setting the start date for their leadership in Freshman orientation activities until after the lease was signed. They couldn't have predicted it. I was told 1. Unless classes start early, they won't waive; 2. Charge is determined by corporate and to call the 800 number to discuss - which I did 3 times with no answer ... read more

Business response:

Thank you for your comments. The lease start date for ********** ******** this year is August 27th 2021. When a student would like to come to campus early, before the lease begins, we try to accommodate this. With current students not moving out until August 7th, it makes for a very quick turnaround. To complete the requested early move in date we need to bring in additional painters, cleaners, maintenance and additional staff to make this happen. We understand your dislike of having to pay an early move in fee however this ... read more

************** LAWYERS HAVE BEEN KNOW TO BE UNRESPONSIVE TO STUDENT LEGAL SERVICES. The complex ***************** decided that a week before our move out they wanted to redo our floors. They didn't give me an exact day when this would happen. This was also during exams. They told us to move all our belongings off of the floor, which is impossible, so they esentially told us to move out early. They said they were not liable if our belongings were damaged or stolen. I asked the office multiple times for the rennovation date an... read more

BBB Response ID: ******** Whom It ************ We appreciate your feedback and customer review. We will certainly assess the feedback from your review and discuss internally to determine how we can improve upon our future business practices regarding property-wide upgrades and resident communication. There is never an ideal time to do a property upgrade while a community is actively leasing and housing residents. Yet, to enhance the overall aesthetics of our units, we wanted to provide our residents with brand new vinyl floo... read more

They make you pay a whole months rent for the first month but only let you move in with 1 week left in the month. If you want to move in earlier you can, but you'll have to pay an extra $26 per day on top of your normal rent. Avoid buildings owned by this company if you can, because they will shamelessly try to squeeze every ***** out of you. Greedy people!

Business response:

The leasing structure in student housing is different than in standard apartments. We offer a total contract amount (base rent) broken down into equal installments based on the lease term of 5 mos. or 10 mos. at The Suites. The total contract amount represents payment for the dates of the lease term. This is different than a monthly leasing arrangement that most people are familiar with in multi-family apartment leasing. This lease structure is followed by most university housing operations around the country. The first inst... read more

I did a sublet here for 2 months in the summer. Besides the ridiculous "re-let" fees that they charge, the staff were not very helpful with answering questions about moving in and general help with the process. Upon moving in, the staff informed me that they would not have enough time between the other girl moving out and me moving in to clean the room. I said that would be ok, and they told me that I would have to fill out an "as-is" form because they couldn't clean it. Because they couldn't clean it, remember that. They th... read more

I have lived at ****** ****, an ACC property for now 3 years. I’ve had many minor issues in the past but one recurring theme here has been the cheap, lowest price possible furniture that they furnish the rooms with. Creaky bed frames lined with cardboard were an issue for me last year. I come to BBB to write this review because in my 2020-2021 lease i moved to a new unit. All the rooms have the same couch and chair. It’s obvious they’re low budget but this year 3 out of the 4 cushions in the room have ripped. The couches are... read more

Thank you for expressing your concerns regarding damage charges. Although we understand your concern with the quality of furniture, we assure you that the furniture is inspected for damages/wear and tear and cleaned prior to move-in. We encourage residents to complete Unit Condition Forms at the time of move-in to address in maintenance concerns. Maintenance will enter your unit to inspect the sofa to determine if it is normal wear and tear. If it is normal wear and tear, you will not be charged upon move out. Regarding the ... read more
