Do not hire Rich Dowd! His inspection is a scam! He was recommended by my real estate agent fr Keller Williams so I trusted he would do a good job but he screwed me up big time! He protects himself legally by asking you to sign an agreement and covers his ass by referring you back to the seller ( who btw did not disclose and covered up a lot of issues) or to people who worked for the seller in the first place and who of course will say everything is fine! Rich inspected a home I was going to purchase. I asked him to pay attention to some poor flashing around the chimney as it was bent and siliconed. His report was a canned, copy/paste report that stated the flashing look functional. Less then a year later it was leaking inside the house and when the roofers pulled open the roof it was evident the roof was leaking for many years. Does not put custom comments into a report and failed to take a closer look at an area I was concerned with.
