It took one day longer than expected to get a report but they were responsive and professional.

Very lackadaisical in approach...Use comps of a neighborhood in no way affiliated with the home. A less desirable neighborhood. Appraisal came in lower than previous appraisal completed months before(despite having multiple additions added to the property) If you want a lazy appraisal that lowers the expected value of your property ...Penser is the top choice. Please note that this consumer ordered this appraisal saying that he had remodeled the entire home and that it was in immaculate condition. When we inspected the home built in 1972 it had original kitchen cabinets that had been painted with a paint brush with white paint hopping that it would pass as new kitchen cabinets, they added quartz counter tops, and stainless-steel appliances and decided to call it a totally remodeled kitchen when it wasn't.
