This is a lovely hotel in a perfect location. Removed one star because sewage water rained down upon our bathroom rendering it unusable.

The hotel has a good location. However, the rooms are not very clean (Dusty). Also, certain rooms are only accessible by stairs and they don’t give warnings or support for that.

We spent three nights in the one bedroom city view room. Check-in was flawless and we were off to the room within a couple minutes. The room required us to climb one flight of stairs to the 7th floor but I think this is one of the best city views in Edinburgh. There are three of us so we needed the extra space and the room size was perfect. Good quality soaps, towel warmer, a small kitchen area with refrigerator and microwave are some of the room amenities. The photos looked beautiful. But the room we were put in (room 107) felt more like a dungeon—and that’s no exaggeration. Worse still, it was dirty. The bedding was stained, the towels weren’t clean, and the showerhead was covered in limescale. The tiles had no grout, and the shower cabin was highly questionable. Dust everywhere—not just in the room. The stairs hadn’t seen a vacuum cleaner in weeks; dust was nearly a centimeter thick in the corners of the steps. Pictures are not same as rooms. 2 apartment floors are under the reception, therefore there is no light nor big windows as shown in the pictures. Absolute scam. Staff didn’t help and just said: not their issue
