I have a mortgage with them and would stay far away. they told me a rate and I have been paying 6% interest with them. at closing my payment was about 4000more on the documentations but due to 3 families being involved I signed it. the house I sold, the family that bought my house and the family I was buying a house from would have all been affected. We were very lucky to find this company and even luckier to have Bill G. for a loan officer. Bill was there for guidance every step of the way. He patiently answered questions and made sure all of our paperwork was right. A great experience and we would gladly recommend this company to anyone - in any situation - looking for a mortgage
The process of obtaining my mortgage was positive. However, within a month of closing, they sold my loan to Wells Fargo, which is a fairly common practice. The transfer of mortgage from one lender to another should be seamless. This was NOT the case with 1st Alliance. I received multiple letters of service transfer with WRONG dates and the WRONG name of the new lender. If there was an option to leave negative stars I would, but I guess 1 star will do. This is possibly the worst mortgage company I have ever worked with. They completely led my buyers on throughout the entire process. From the very beginning they knew my clients had a specific hardship in which for nearly 2 months they confirmed they would be able to overcome the hardship. I believe this company to be a scam. They start off friendly and prompt but eventually end up taking your kindness for weakness. Even after providing document after document of everything single they've requested, earnest money, and paying them a 555.00 appraisal fee, I call them 2 days before my scheduled closing date and they tell me, they are not going to approve the loan in which they pre-qualified me for. The best experience in my live was when they told me that i been approve. The answer was unexpected for me due to my creadit score. As well they was step by step with me and never said nothig bad, they always was telling me that they alwas use all recourse to try make it work. My creadit score was below 565 and i get the house. I would give them zero stars if I could. If you are looking for a good, responsive lender this is not it. I am a real estate agent and the buyers (I represented the seller) got a pre qualification letter from 1st Alliance. Their loan officer Eric was totally unresponsive to our inquiries on progress and would never answer the phone. They were completely unfamiliar with the contract required documents in our state that a lender must provide.
