Neither the local management nor the corporate office answers the phone or returns voice or email messages, even if urgent. If you are thinking of moving here, try calling and emailing both the front office and corporate first and see if you get a response. You won't. And that will be your situation when you move here, too. So I think twice about moving in. Maintenance requests are currently going unheeded. We are ready to Sue Them !!! Terrible place to live, only becasue they Lie to get you out the door, The people in the office close the pool every weekend, they will not fix anything and there is no communcation ! Yet they want your rent on time. Dont live here, you will regret it, The complaints are to many to list.

Since JRK Property Holdings has taken this complex over, it has been a steep decline in every aspect of what an apartment complex should be doing. This company is infuriating to work with, and is a great example of what putting profits over tenants looks like. Simple question you want to ask? The office does not answer phones, and their voicemail box is always full. Any emails sent do not receive replies. So unprofessional. Staff is literally a joke. 1st off the advertisement on the availability of 1 bed rooms may be off or sub par. I went in to apply for a 1 bed that they didn't have available. The staff literally gave me a key to go look at place myself. Still applied 50 for app, and 300 for future deposit to reserve a place cause in this time its rough to find a place. One star is too high. I vacated my JRK Property in Colorado THREE MONTHS AGO, have contacted their property team at least 10 times only to be received with hemming and hawing, and their corporate office three times with no response. My account has been mishandled severely the last several months. I canceled my lease, paid the fee and all subsequent rent on time and before vacating the property. Terra Mar Apartments doesn't deserve 1 star. We signed a lease with them on March 24th, 2021 to move into an apartment on May 6th, 2021. We then went home to our state and sold our house thinking we had somewhere to move to....we then loaded up all of our belongings and the night before we were to move in Terra Mar apartments called to say that the last renter was still in our apartment. Absolutely awful place! I'm a single mother of 2 kids. I applied and paid $400 to hold the apartment. They denied my application bc i don't make 3x the rent. But they kept the $400 holding fee. This makes no sense and is robbery! If I don't make enough money, why the **** would you keep the holding fee?! You literally are taking money from people that you acknowledge don't make enough, that I could use to secure a place to live for my children and me! Shameful!

This is the worst apartment complex and management company ever. This company should be investigated for fraud and prohibited from being in business. The city of Dunwoody,GA should be appalled this type of business exists within its jurisdiction. Management lies about rent, NEVER answers the phone, adds items to bills, has roach and bug problems, gives tenants the run around, and purposely attempts to rob its tenants. They do not care. I have been waiting for a refund for a year. I've called JRK over 26 times and I have sent multiple emails in regards to the $400.00 deposit I was told I would receive back in 5-7 business days.
