My flatmate and I paid the holding deposit and signed the contract for an SW19 property on 4th March. The move-in date was supposed to be 4th April. However, since the agency did NOT follow up with the landlord, apparently the landlord did not sign the contract after us - which makes it legal for them to sell the property. And this is exactly what happened. We received a call on 22nd March (almost 3 weeks later!) that the property has been sold and that we have no place to live after 4th April.
