I have given RPM every chance to make things right and address my concerns. Here I am again though re-posting my negative feedback. Once RPM moves tenants into your property expect them to largely ignore your concerns as a property owner. The general lack of communication and indifference to my concerns has me looking into other property management companies. I would absolutely not recommend RPM to any extent. Getting anybody to respond in a timely manner to address any of my concerns is impossible. Apparently they do not keep credit card info on file either? Extremely inconvenient to pay for repairs with a credit card. This lack of timely correspondence , the terrible CC payment options, the automatic / unauthorized deductions from my rent check, the revolving door of employees, and this company’s overall indifference to my concerns are making me wonder why I pay these guys $ every month. In a nutshell: run the other way. Terrible from start to finish. I had several problems: 1) they rented my condo WELL under the market value (which several of my neighbors of the same size were getting in rent); 2) took several months to rent in a strong market and would have charged $1000 to get out of the contract; 3) they allowed my renters to get a puppy WITHOUT my approval; 4) they charged me for the damages incurred at the end of the lease. We disagree with Ms. *****’s assertion that the property was rented well under market value. The property was rented at $1990. Today Zillow’s estimate for the rent amount is $2000 per a month. It should be noted that the current amount of $2000 is after several months of continued rental rate increases in the Denver market. If after a year of rental rate increases the rent estimate is $2000, it stands to reason that $1990 was a fair market rate a year ago. DO NOT use this company if you own your home!!! STAY FAR AWAY!! They are money hungry! Unfortunately we were with them for far too long. We entered a contract with them when PCSing overseas. From the start it was outrageous prices for any repair! In 2017 my husband was deployed and the maintenance couldn't get a hold of him on a repair that needed to be done. In the email the scope of the work was not clearly defined and we apologize for the confusion that this has caused. Based on subsequent phone calls between Ms. ** ****** and our office it has come to light that there was a difference in opinion as to what the scope of work included. RPM is greedy and too expensive! I have rental properties in six states so I’ve used many different property management companies. I don’t like all the RPM fees...monthly (agent fee), quarterly (inspection fee), and annual (renewal fee) to landlord, plus monthly ($35 to deposit a monthly rent check?) and annual fees (renewal) to tenants. Also, there have been at least eight instances of RPM maintenance charging 3x higher than the also bonded and insured handyman competition.

WORST rental management company I have ever dealt with. Extremely non-responsive maintenance department and TONS of hidden fees. I would never recommend this company to anyone, run as fast as you can in the opposite direction. They do not care about their tenants, as shown by the extreme avoidance of issues that have come up in our current rental with no communication or responsiveness in regards to those issues. Since her tenancy began Ms. ******** has placed 6 work orders and the majority of these work orders have been addressed within 6.4 days of when they were called. The amount of cooperation from this group, once they have you as a tenant is very poor. The last 6 weeks I lived in the nice house I rented the fireplace did not work. At least 4 calls for maintenance was made and at least 3 attempts to fix it were made. They closed the repair ticket after the first attempt even though they knew it wasn't fixed and had informed me a replacement part had been ordered. Stay away! Upon moving out of my rental property, Real Property Management (RPM) falsely took money from my $1600 security deposit for damages that did not exist only sending me a $7 refund over 2 months after vacating the property. After challenging the many false claims they increased the return amount to $82. We disagree with Mr. ******’s statement that we falsely withheld funds from his security deposit. Mr. ****** contacted Real Property Management Colorado to dispute the items that were charged against his security deposit. A letter was sent to Mr. ****** with pictures outlining what was charged and why. Jenn ********** has been AMAZING! I hired Real Property Management Colorado for tenant placement. I initially met with Jeff Mazurek who was gracious in taking time to answer lots my questions about the process and help me understand their services. Jenn is my leasing agent for my single family home in Highlands Ranch. She's been thorough, timely in responses, and extra accommodating in helping to provide potential tenants the information about my rental home. Five stars to them both!!!
