RPM is a predatory company. After SB21-173 was passed in Colorado to afford renters more rights, including a regulation that prevented landlords from charging late fees until 7 calendar days after rent is due (which is typically on the 1st of the month) RPM changed the due date of rent to the 25th of the prior month. They admitted, in an email thread I have with a lease renewal agent, that this change was made so that they could charge late fees on the same day that they previously charged late fees. Unprofessional manner from ****** regarding information on a potential home that I needed information for in ********** for me and my daughter. Rude. I asked simple questions and she returned them with a poor attitude and said she was very busy and did not have time to deal with me now and would call me back. No return call . Glad I checked reviews first before applying. Now it makes sense very bad Property manager that allows this behavior from staff. I would not recommend Real Property management to my worst enemy. I was with them for 2 years. 1st year was great because I didn’t need them at all, besides their VERY expensive handy men, quickly found out that the handymen they use give LARGE estimates for little amount of work. I was gonna be charged $300 to put a few screws in my deck, luckily I was able to pay another handyman about 1/3 of that price (that’s just one example), they also don’t use anyone besides one vendor for the work. Real Property Management Colorado does not use just one vendor and the rates charged are in alignment with and at times below market rate for insured and if required licensed vendors. Worst renting experience in Colorado. So many downfalls in the property rented in the 2 years we were there. Maintenance is a joke. Originally told we could have a roommate that was not on the lease until 4 months in when we were told he had to leave or we were all evicted. Okay fine. After turning in our list of problem areas when moving in we began having people show up to complete shoddy work and then proceed to send the invoice to us the tenants rather than the landlord. We have spoken with Ms. ****** and advised her of the situation regarding the security deposit refund check. A check was originally sent 12/17/20 and then a new check was sent 3/22/21 after we were made aware that the original check was not sent. A new check is being mailed with tracking today and the tracking number will be provided to Ms. ****** once the check has been mailed.

5 stars goes to Megan Y*********, she is an absolute superstar! I've met very few people who works as hard as she does. She is very responsive and communication with her is outstanding! She listens and pays close attention to your needs and voices her concerns and adds input to help you out. She not only does a lot of the footwork but she's also quick to jump on the phones and connect to the right people to get any issues resolved. Their best people work in the sales department because they make you believe that they will take care of your property. However, once the property is in their hands, hope that you get good tenants, otherwise you better off managing it by yourself. I am having their service with a property of mine and unfortunately, the tenants have damaged our property, not big damages but yet damages. I should have consulted the BBB reviews and complaints prior to using their services. After one year of leasing through RPM I found my home is terrible condition. I anticipate some $8,000 in damages. This, as they charge $50 on a quarterly basis to inspect the property. Not a blind was spared, all six broken. Four walls in four rooms were painted a deep red. When painting renter slopped paint in bathtub, then painted the bathtub with white wall paint to hide the red paint. A unreported leak in the kitchen sink, causing the c... read more

Two site visits were conducted during the lease period the last of which occurred in August. At that time nothing was noted about the blinds or kitchen sink. One star is too much. As a 73-year old retired school teacher, I leased an apt from Real Property Management. On 2 occasions of viewing the condo, my son and my real estate agent who sold my house (I've been a homeowner for over 50 years) reviewed the property. We gave the representative of Real Property (Kyle) our concerns about a few issues. He promised to correct once my application was approved. ($45). Terrible Company. I've had so many problems I can't begin to explain. I live in Arizona so trusted mngmnt co to manage my property. Last tenants did lots of damage. Windows broken, blinds broken, window screens destroyed, mid century front door kicked in, holes in the walls, food on the 8 foot ceilings, furniture, clothes, and trash left.
