We worked with Pro-Spex (specifically Glen and Yvonne) on our new construction home in the area. We hired Pro-Spex for a pre drywall and final inspection. Glen's attention to detail helped us identify a potential major roofing issue in the pre drywall inspection. Glen was patient and explained to us how the current problem could develop into a much bigger problem unless it was properly addressed. Glen came out to perform a construction insepction of our new home a few years ago when it was being built. The home is one of three townhome units in a single structure. When he inspected the roof, he noticed that the shingles were not properly installed (the nails were not covered). This was reported to the construction supervisor who had not just my roof, but all three roofs in our building re-shingled. The inspector was very thorough. He checked for many issues that I did not consider and identified several electrical problems that could be a serious fire hazard including the power line into the property.

I had an excellent experience with Pro Spex. First, let me say I asked three inspection companies with great reviews on Yelp for quotes and availability on short notice. Pro Spex had the most competitive price, they responded to my inquiry with speed, and they had availability on short notice - so I went with them. I do not recommend Pro Spex. They missed major issues with the 13 yr old home we bought this June. Within the first week of moving into the home we paid them $880 to inspect, we discovered we bought a house with a leaky roof and windows. Shortly after that, we found torn HVAC ductwork and faulty electrical outlets. Total repairs of items they missed are quoted at over $10,000. Their "We Miss It We Fix it" Guarantee is riddled with exclusions. One exclusion states anything older than 20 yrs is not covered. Many homes are olde... read more

The report documents roof leaks and window problems in writing and in photo. We advised the customer to address these issues and others before purchase. Our guarantee states to avoid cancelling your guarantee, you must first address the concerns we raise before purchase in order for it to remain in effect.
