This company is an absolute joke. My 6 year old could run this company better than any of the employees that work there. The only advice I can give is to RUN AWAY AS FAST AS YOU CAN if you are renting from them or considering using them as your property management company. They do not get back to you and when or if they do, they have no idea as to what to do. The company is pathetic and the employees that work there are totally incompetent. I want rental property owners to be aware that this company has zero interest in working with their owners to help them when they need help. They don't communicate in a timely manner. Average time to get an email answered is 3-7 days. We were told from VP of Operations that they are in a merger and they will answer us when they get to it. My Granddaughter is a fulltime student at UTSA and works to contribute to her education which includes her rent. I am a co-signer on the lease. We have paid rent every month on time and in full. Prior to occupancy we noticed bugs in and around the dishwasher in the kitchen. Repeated request to the property manager, ******* ******* resulted in no action at all. Property Frameworks is the absolute WORST property management company. It's the norm to email and call multiple times without receiving a response or eve an acknowledgment to my email. I have never been able to call the phone number provided and get an actual person. The link to the website in the statements I get (statements that I receive randomly mind you, not with regular occurrence) points to the wrong website. The most recent example is 4 attempts to get a copy of my 2016 tax document with ZERO response to date.

We are always happy to provide any owner statements and support at anytime. In addition we are always available to provide assistance with our online portal information system. All statements for the year end are on the system, and we also mailed hard copies of the year end statement. This is the worst property management company I have ever dealt with from a tenants point of view. The online payment method they use is a joke. Every time I try to pay rent on the last day of the month the payment method does not work. We have not missed a rent payment in 16 months, yet we still get calls from them threatening eviction. Also, now when i pay rent i do it by check. However, I have to go to the post office and pay for priority mail just to have the proof they received it. That doesnt seem to work either. I STRONGLY suggest you do your research and educate yourself before moving forward with this company. Before I begin, we are currently in the process of trying to obtain the amount of our refund deposit. I reached out to our PM via email (I'm keeping record btw), she stated that she was sorry, she did not know. Well of course I didn't believe that. Property Frameworks is a new subsidiary that is owned by NRT the same umbrella company that owns Coldwell Banker. In my honest opinion I believe this subsidiary was intentionally created to takeover management contracts and manage them so badly that the owners would get so fed up that they would decide to sell. In Tampa the housing market is picking up nicely and I believe that the corporate management wants to make sales and does not want to be in the housing/rental management business anymore.
