Own a property with them as the management company, absolutely horrible, all they do is take fees and do nothing, you will NEVER and I repeat NEVER speak to an actual person that will help you with property questions... whatsoever...I call and get sent to voice mails with no one ever returning a single call. I write this as I look for a new property manager/realtor to sell cause I don't ever wanna deal with them again.

While I could go into the extensive issues that surround the property I currently reside in managed by Property Frameworks all I can say is legal proceedings are pending. There is not much that can be said as to the horror stories you have already read; written by unhappy/unsatisfied tenants so this review is not for you. CAN SOMEBODY TELL ME HOW THIS COMPANY IS STILL IN BUSINESS??? There is nothing positive I can say about this company. They are immoral and unethical because of the outrageous charges upon moving out. We were charged $200 to replace a switch plate for a light, this is no joke. The exact same plastic switch plate costs $.53 at Walmart. They took our deposit and then charged about $1200 on top of that. We NEVER missed a rent payment and were on time every month for the 2 years that we lived there. I do not rent from this company but am currently trying to work with this company regarding the removal of a dead tree on their renter's property. I have had 3 tree companies come out but they will not remove this tree because the location is not my property but property being 'managed' by Property Frameworks - Roswell, GA. I have been trying since July 4 with no success to get a response from PF. Numerous letters (certified), emails and phone calls. No response from anyone. We understand your frustration. However, the property has not approved work to have any trees removed from the property. We are not permitted to preform any work on the property without the consent of the property owner. At this point until the owner approves the tree removal there is not much we can do.

To start with and up front, I would not recommend anyone rent from this company and I would highly discourage anyone from doing so. We recently rented a house from them in Oklahoma for a little over a year. When we left the house well over half of our security deposit was held back for work on the house. We have never had any of our deposit held back for any reason and we are the people you want renting from you. I am currently renting a home in Mesa, Arizona. It has not been a great experience with this company. We relocating from Michigan and arrived at a home with trees covering the house. No landscaping was done. I have a loose ceiling fan that has missing screws that I am having a hard time having the company fix which seems as though they don't care for the safety of my family and I. Misty J****** and Joseph W******** pilfered my deposit by claiming normal wear and tear was damage. They charged me $900 to paint walls that did not need repainting. They charged me $200 to pick up trash that is a free service paid for by Gwinnett Co. Please don't allow yourself to be a victim. This company does not work for landlords. Try collecting from your tenant. They're response, sorry, you have to send them to collections. How about when your tenant leaves with damages? Try collecting then. Again, nothing. Don't trust your investment with these people. You'll lose money. The charge for doing nothing, absolutely no help whatsoever. I was dumped, yes dumped by ******** ******* to Property Frameworks , since CB removed itself from the property management rental business in SW Florida. I am a landlord dealing with the worst company I have ever had the displeasure of dealing with. This company must go. Firstly, it took an extra month to get current tenant to renew the lease.
