They are good until you sign the contract and make the payment. Once you have bought it, they will cancel the walk through appointment which they claim to do one week before handover. On handover day you will see nothing is completed but they will still do the handover. You will keep chasing them for the basics, upgrades you have paid for but they won’t do anything. Make sure you visit the people living in the development before booking a house with them, they will tell you their reality.
This is our third new home, so we are somewhat experienced buyers, however, we have never had an issue with a developer like this. The external render above our front door is cracked and allowing moisture to penetrate and causing stains on the render (see picture) which was only five months old at the first time of us complaining. Our experience has been truly shocking and I would not recommend a lotus home at all. Expected a few snags here and there but where do I start. House wasn't ready for handover for a start- bath panel not installed lying on living room floor, new sink was needing installed as damagedd, another sink was hung wonky, paintwork not complete, lighting not working upstairs, boiler was broken, electrical issues in kitchen, dishwasher and fridge broke, there was a literal hole in our sunroom wall below our window sill as well, damage... read more
Build quality is not up to standard. Poor finishing through the house, numerous tweaks and issues having to chase and chase the builders to come out and look at. Their ‘Contracts manager’ gave totally incorrect advice on an issue I had , which I solved by consulting a professional plumber with genuine experience . I am out of pocket for an issue due to poor workmanship on Lotus’ part. I wouldn’t buy another home from Lotus. They do not stand over underlying issues
