I have owned a flat managed by LBM for more than ten years. They have navigated us through difficult times when the freeholder went into administration and a number of us lease holders purchased the freeholder. They are efficient, helpful, know what they are doing and, as a consequence, we have a well run building. Katie Riches, in particular, is great at her job.
London block of mismanagement.
26/03/25 UPDATE: they pretend they can't locate your name but are able to ask for money you sent on completion. Ryan has ignored messages from my solicitor to resolve this matter and my emails regarding an ongoing issue in our bin store. Stay away from this company! ---------- Our building hasn't been cleaned or maintained since December 2023 but they charge us for services not provided. They are unresponsive and nobody knows what they are doing with the funds. Avoid at all cost!
Our son owns a property that LBM manage extremely well. Our point of contact, Ben Hallows, has always responded to us very promptly and dealt with issues/questions swiftly and efficiently even to the extent of dealing with a wrongly issued on site parking penalty notice that wasn't going to be reversed until Ben intervened. Thank you for that, Ben.
Glad to see the back of this company as a landlord. They withheld information while the sale of my flat was going through causing a delay in the sale and an extra mortgage costs for me. Trying to get any response from them I'd have to leave a 1 star review. As soon as I'd leave a 1 star review they would help me then ask to delete it. DISGRACEFUL
