After paying over 1200 to break the lease of our low quality overpriced apartment, the manager of Western One (Shawn or Shaun) was extremely rude over the phone to me when I asked specific questions. The only thing worth noting is that the office staff I actually met in person and maintenance men were extremely polite and helpful.
Happy Homes has been great. We have lived here for 3 years, moved in while these were still being built. Were the second people here on 41st & Grand. The only problem I have ever seen, sprinklers are not blown out soon enough. Last year, was middle of November. Our walk and driveway were a sheet of ice, but don't know the circumstances. Staff is very friendly, maintenance is prompt and helpful. I do not like the press they have been receiving. Any business will have that bad apple or two, some even more.
The apartment halls are filthy, drug use is allowed to continue even after complaints are made, vehicles are broken into, apartments and garages are broken into and management acts as if they could care less. Happy Homes is not a safe place to live!!! Especially if you are a young single woman! Spend a little more and live across the street at Inter-Urban or find anywhere else but here!

You should take tenants complaints seriously even if the neighbor is a happy homes employee.
Rented for 6 months. Half the time really wasn’t there due to work and travel. Checking in they stood there and asked if I saw any problem. Checking out totally different. I got about half the deposit back. Was charged to repair nail holes and I never even hung anything up. This is a ridiculous trap and unfair practice. They are dishonest and keep money they shouldn’t. I was an ideal tenant and I would never rent or let anyone I know rent from them.
This is the best property management in Billings. We had a great experience moving in and living there. They were always prompt and helpful when something need to be fixed. They made it very easy to give our 30 day notice. Went to the office signed the notice and they gave me a list of things to do to ensure we would get our deposit back. We ended up getting all of our deposit less $50.. 2 weeks after we moved out! I would recommend them 100 times
Don’t recommend. They give you the run around on everything. Don’t expect to get any of your security deposit back either.
