I will not renew if this company is involved with this property. I have been leasing four years and this is the worst experience with the least customer friendly service possible. They extort money in every way possible. It is impossible to get anyone on the phone. They only want to charge the owner and the tenant unnecessary fees for trumped up , non existent services. Beware this company
Rented from this company a few years ago and everything went smooth til I found out by the home inspector that showed up that the home was being sold. I had less than 60 days to move.They never told me I had to contact them to see what was gong on. Evernest Property is the worst! Poor communication, does not repair property, and will actively try and cheat the Tenant out of money. Example: 1). They charged me $440 in late fee for a payment that was 12 hours overdue (honest mistake on reading the contract fine print). They had accepted rent payment on the same exact date for 5 months prior and then hit me with the late fee. 2). Have been waiting 4 weeks to have a clogged kitchen sink repaired, still no response.
These people will take advantage of you anyway possible. Shoved a $220 late fee down my throat for less than a 24-hour late payment caused by an administrative error. They never fully addressed the filthy property condition at time of occupancy, and I expect they will try and swindle me on deposit as well. High end property in Birmingham, AL!
When our property was with My House Inc. they would try to work with the tenants. Evernest has bought them out and is VERY clearly for the property owners ONLY. all of their communication specifics that their "strategies" to renew leases are based on property owner needs, not the tenants which is frustrating. Unfortunately we are having a bad experience with this company. They could not finish underwriting process for 2 weeks and I dont know how much more we will have to wait. Our 3 children are being disadvantages because they cannot go to their schools. They also asked for an extra security deposit from us which is $1495 + $1495. They answer our emails very late. They don't care about people.
There were several red flags when we started the process with "GKHouses" but we overlooked them because we adored the property and thought surely these were just miscommunications. After the lease was signed and we moved in, we found that the "miscommunications" instead were poor communications through an endless portal of requests and re-requests and phone calls that were sent to voicemail to never be returned by a living soul. I left a message and hope they call back or I will stop by their office to voice my complaint regarding the security deposit itemized deductions. These people cannot be serious! I have a video of how clean the apartment when move out was completed. A lot more issues need to be addressed but will save them for the in person conversation.
I was with Evernest until last month when I decided to sell my rental/investment property in Birmingham, Alabama.
