Please steer clear of this community! There is not enough room to explain what they have done to me and my family during troubled times. They lie and are very rude as well. Please find another place to call home.

My apartment was damage from the snow storm in February. And to this day have not been fixed. Only got one month of reduce rent. They refuse to move me or let me out my lease. Have no time table for when my unit will get fixed. And they are fixing up a unit underneath me that's vacant. But don't know when they will start mine.

The sole reason I moved into a condo was for the amenities and the agent in the office knew this as we toured the property. She made zero mention that a week after signing my lease, that all amenities would be shut down for remodel for the duration of my lease! Had I known that, I would have gone to the ten other complexes in Marsh Landing. Stuck in a lease with no amenities and nothing more than a "sorry about your luck" from management! Not to mention they charge $35 a month for "daily" trash valet, that has had trash pile... read more

Horrible apartment complex. The property manager is extremely unprofessional, unpredictable and unhelpful. The corporate doesn't care to do anything about her bulling of the residents. Carrol management somehow justifies her poor behavior. On top of that the units are run down, the appliances are old, and the amenities aren't that great or open. The dog park is disgusting and poorly done. Though the property manager was too busy flirting with another vendor. So it probably prevented a good job being done. Avoid this place at... read more

First off where exactly should I start off!!! If you're thinking about a place to move DO NOT even consider this ROACH infested place at all. ARIUM of Orange park is FRAUD they post the best picture and only show you a model apartment, after seeing the model apartment I kept calling about seeing the apartment that I would be moving into they gave me the run around about the apartment I never seen it till the day of moving in! At 3:30 AM this morning I was woken up by what sounded like 4 loud knocks coming from the unit directly above mine. To give you some perspective of how loud, I couldn't tell the difference between these knocks and a low caliber handgun. I thought someone was shooting hand guns upstairs. Arium Southpoint Durham,NC I'm sick of my balcony being showered with dog urine daily. The unit's dog above me continues to release full bladder's worth of urine that leaks down into my balcony. To add to this, I'm aggravated over the same unit's frequent curb side parking guests that mistake my apartment's door for the above unit's where the source of this dog urine is coming from. If you're thinking about living here...don't. My apartment as well as several others flooded during the winter storms. I have not been able to live in my apartment for over a month now, but the complex is still making me pay rent. They also can't give me a timeline on when repairs will be done. The office staff just says I'm sorry I don't have any answers for you. They won't allow anyone to break their lease without penalty, and they also won't move anyone to a new apartment. Run don't walk from anything managed by them. I lived in my complex 5 years and loved it. Moved my 93 year old grandma in and they took over. Couldn't wait to leave. Management staff is rude and unprofessional. My husband slipped on ice and had a concussion in which he was out of work 6 weeks. Instead of getting a sorry I got a belligerent email that they shoveled. Really, I have photos. I didn't have a a working stove for months.
