STAY AWAY FROM BAY PROPERTY MANAGEMENT GROUP BMG placed a tenant in my property without performing an adequate background check — a tenant who never paid rent from day one. Two years later, I’m still tied up in the eviction process. Their offshore staffing (Philippines) model means communication is slow, inconsistent, and often outside U.S. business hours, which only made the situation worse. Bay Property Management? More like PAY Property Management. You PAY for 1. BAD SERVICE 2. BAD SALES TEAM 3. APATHETIC OPERATIONS MANAGER. BLAMED ME for their LACK OF INSPECTION. If you DONT WANT TO WASTE YOUR MONEY, DONT EVEN BOTHER OR THINK ABOUT CHOOSING THIS COMPANY

Mariana Gutierrez not responsive to calls/email when tenant is late on rent. Great at collecting fees and billing the owner with high turnover costs. Not great at dealing with problem tenants and solving problems. Their maintenance people stole materials and tools from the property while it was vacant.

Between March May I asked for a virtual tour via TEAMs, DUO, or Zoom. I repeatedly was told "this is how the process works to hold, you have to pay this, the owner keeps it in good shape, and/or you have to pay that in hand." As time drew closer for me to move, I again asked for the virtual tour but only received a lease dated 5/1bwith a move in date of 5/27. 2nd Review in less than 30 days. My concerns with company are now confirmed. This company is untruthful and only about bait & switch (photos available ) to get monies. Interesting when the USPS confirms certified delivery (photos available) but verbally or via text I’m told otherwise. Please run from this agency ( Nathan Barron, property manager E Villanueva and/or Mr. Patrick Freeze) if you are relocating from out of state.
