Great community and apartments. However, they are overpriced and expensive. You may get a great rate on your first lease but the rent increase to renew will be exorbitant. The rent increases are 2-3 times as high as the county recommended rate. Don’t move here if you don’t wanna move again in a year. The prices may be competitive now but they're scrambling due to many residents moving out and the COVID-19 pandemic. No housing should have rates as volatile as the stock market.
The front office staff did a good job of selling the apartment and the apartment itself was beautiful, but for the quality of living it is not worth the price. Constant issues with other residents not following policies that impact the whole community with no repercussions (even pre-pandemic), the gate out of commission a significant amount of time, and the office staff being dismissive of issues when brought to their attention were just some of the issues I faced. RecommendedWe've lived in the building for about a year now and we love the location/amenities! The price is much more affordable than some of the other luxury apartments nearby and the staff are always friendly! The maintenance staff always answer our service requests within a day and fix every maintenance issue we've ever had. Marcial just came by and fixed the fittings on our front door, which was previously inoperable - now it's as good as new!

RecommendedIt has been a few months since I moved into AVA Toluca Hills and I could not be any happier. It’s a well-maintained community with gorgeous landscapes and rich nature all around, as well as exceptional amenities, including a convenience store, Amazon lockers for secure delivery, multiple gyms, swimming pools, tennis, basketball, volleyball courts, parks for pets, etc. Located no further than 10 minutes away from Hollywood or Burbank, it feels very soothing and more private than most apartment complexes in Los Angeles. RecommendedJames, from the maintenance department, did an excellent job on all the repairs that I had requested. I would definitely recommend Avalon Walnut Creek as a friendly and great place to live.

RecommendedVery convenient access to the freeway. All amenities within walking distance or a short drive. Well-maintained units. Maintenance staff responds promptly to enquiries. Booking system for the pool and restrictions due to COVID should be maintained. We spoke to other residents who said before the restrictions in the high season it was difficult for residents to use the pool due to the amount of guests on the weekends. With the booking system and only residents allowed we have had no issues using the pool.

I do not recommend Avalon Burbank. Expensive for the quality. Not luxury at all. Too many problems, like spiders in my place at least twice a month or more for the last year. Maintanence doesn’t do a great job maintaining the building. Everything is Mickey Mouse. They paint over everything so they can flip the apartments so it is “clean”. All my dishes, cups, bowl sticks to the shelf and paint either chips or peeled away. Doors, hinges are the same.
