The property manager enforces rules or ignores them selectively...breaking HUD/disability/fair housing acts. New place turned trash in over 2 years- unapproachable staff, dog/urine feces inside hallways, elevators, stairs & all-around property (but regularly communicates & enforces trash bag violations- don't mistie it or leave out an hour past pick-up timeframe), apparently there was a policy change but was never given new policy even when asked, no notice of entry (non-requested or service notice if not home (in the lease ... read more

I have a huge hole in my ceiling due to freaking rats coming in holes in the bricks and chewing up water lines in the ceiling. Water poured all-over my living room. This happened on Sunday 12/11/2022. They cut a huge hole and fixed the leak. But the hole is still there. No one will fix it. And then last night there was another leak coming through the same hole. A contractor is coming between 10-11am on 12/30/22 to make the repairs. Pest control was contacted on 12/11/22 and responded on 12/14/22. Pest control technician and myself went to unit 902 to inspect the damage as well as inspected the building's exterior to find possible entry point(s). Bait stations and poison was ordered on 12/13/22 and was delivered just before the holidays. These stations will be set up early next week by maintenance. I have lived at one of Sunridge Management properties now for over 3 years. I have called the corporate office to speak with Stacy ** numerous times, I'd say at least 15 times maybe more, with no response from her nor her supervisor to address a serious complaint that they refuse to address. If I could give no stars i would. This group does not deserve even a 1 star. My roommate and I live at the Southside Apartment location in Brownwood TX. We moved in right before Sunridge took over management and had a great experience. Once Sunridge started managing our leasing office manager, maintenance, and all grounds keepers quit. Our new leasing office manager does NOT get anything taken care of! we have had a roof leak since the really bad freeze here in Texas back in February of 2022. I live at upper e in dallas Texas and I must say this complex and management company are a joke. The day i went to check this place out I was told not turn on the water until I signed and paid the deposit. So I signed and got everything done to make it my place and when I went to take a shower the ceiling started leak. There is a reason Sunridge has a 1.05/5 on BBB. I gave verbal notice of my lease ending after they told me my month to month rates are going up by $500/month on a 1 bedroom apartment. After 1.5 months they sent me a bill ahead of schedule for the following month. The manager, Amber, told me she remembers that conversation, but it doesn't matter because I didn't submit my request in writing. She never told me i need to submit the request in writing and even acknowledged that I did tell her about my 2 month notice to end my le... read more

There were three instances where Mr. ***** was informed that a written notice to vacate was required by the lease agreement. The first notice he received was his renewal notice which was posted 65 days before his lease ended on 2/28/22. His renewal notice stated we need a 60 day written notice if he wished to end his lease. The second contact was made by the leasing office with him was in February 2022. Horrible service and customer service at the Retreat at Horizon Hills in El Paso, TX, thought for the money I would be spending I would have excellent service. Went and left a deposit and signed contract in Sept. was told I would be moved in Dec and here we are April and still nothing. They stated to me there is no material or workers willing to work. DO NOT RENT FROM THIS MANAGEMENT GROUP!!!! LIES LIES LIES - ONLY CONCERNED WITH THE BOTTOM LINE! HAVE LIVED THERE FOR 3 YEARS AND THEY RAISED MY RENT AT A RIDICULOUS RATE, AND DID NOT GIVE ME THE FULL 60 DAYS NOTICE OF THIS RAISE AND MY OPTIONS, SO I HAD NO CHOICE BUT TO RENEW UNLESS I WANTED TO BE PENALIZED. Failure to make up stairs neighbor follow lease agreements. Kids running, jumping thur out the day. Furniture been dragged across the floor late at night, you never get Any sleep. When you call to complaint manager Avoid your phone calls ,you leave a message they never return your calls. Where is the quiet time all tentative should be made to follow the lease agreements they signed.
