Great location I loved living at this complex. It was safe and clean and I couldn't beat the location. Surprisingly there was no road noise from Hampden. All the units have washer/dryer in them and fireplaces too. It was a great place to live.

The Worst! Hands down the worst place we have ever lived. Here are some of the reasons why: 1. "hard water/englewood water" Your dishes will come out of your dishwasher covered in a milky film. Management will refuse to clean your dishwasher and tell you that the whole complex has this problem because "Englewood has bad water." Well, we have other friends in Englewood that do not have this problem. 2. They will nickel and dime their tenants any chance they get. They will raise your rent every year. They charge crazy fees at move in and move out. I have never moved out of a place an not received my entire security deposit back. I am telling you, I clean the walls, I clean behind and under my appliances, the molding, inside every drawer and cabinet, the tops of door frames... I am meticulous. When moving out we told them that we had a few nail holes in the wall from hanging pictures. They told us it wouldn't be a big deal and that we shouldn't worry about it and they patch small holes for free. (note: I even had the putty and paint to fix the holes.) After we moved we found out they took $80 from our security deposit to fix the holes. Remember, we are talking small nails... I didn't put a fist through a wall or anything here. 3. The Marks has a serious pigeon problem. Durning breakfast, my husband and I often enjoyed watching the family of pigeons living in the roof of the building across from us. They were there the whole year we lived there and multiplied from 2 to about 7-10. About a month before we moved out they started nesting in our building. Pigeons are great for your hygiene I'm sure.... * as long as you're cool with rabies... 4. Very thin walls... You WILL hear your neighbors arguing, showering, flushing the toilets... and if you are like us... you will even wake up every Saturday morning at about 7:30 am to your neighbor "singing". (Don't expect YOUR private sounds to be private, either.) 5. The staff will not go out of the way to help you. A friend sent us an Edible Arrangement as a gift. We were not home and it was received at the office. No one bothered to call and let us know they had it. A few days later I was wondering why it didn't come. I went to the office to check, and sure enough it was in their refrigerator... COVERED IN MOLD! They refused to accept responsibility and no compensation was made. We no longer live there, but amazon still had that address on file. So, a recent purchase was sent to the Marks. Though they have our forwarding address, no attempt was made to contact us or forward the package that was delivered 2 days ago. Today we tracked it down and realized where it was. I called to try to pick it up. They told us they close at 6 pm. It was 5:50 and we were 15 minutes away. I asked if someone would be willing to wait 5 extra minutes to give us the package. They said they refused to stay late. We requested that they leave the package outside so that we could get it when we got there. Again, they refused for liability reasons. (interesting that they are not accepting responsibility for the fruit, but won't give me my package now when I gave them permission.) We arrived at 6:04 pm and as promised, no people, no package, no help. So, we'll drive across town again tomorrow. WE HAVE MOVED OUT, THANK GOODNESS! Our new place is 100 sqft bigger, with a garage (at no extra charge), no pet rent, and we pay $100/month less than at the Marks. Look elsewhere and I promise you can find a better value. You will be glad you didn't move in here!

I moved in September 2020, and it has not been a positive experience at all. The "change in management" should NOT be an excuse to forget about your residents and the maintenance of our homes. From the get go, we have had maintenance issues ranging from an already clogged bathroom sink before we even moved in, a clogged kitchen sink that led to a 2-week long excavation (imagine a giant hole in the middle of your kitchen on Xmas Eve) and finally, a water leak that flooded our second bedroom. I am angriest and most frustrated with the lack of communication, transparency, and accountability from the property management. (PS: I know the maintenance crew was trying their best!) The people in the leasing office NEVER pick up the phone (I would know; I called them 7 times today) and NEVER follow up on work orders. It is absurd to have to walk to the leasing office only to ask them a simple question or to follow up on a kitchen I cannot use. During a pandemic, it is NOT fun to have to deal with multiple vendors who don't know why they were called in for... Our apartment's conditions were unlivable at one point, but no one from the Marks seems to care. We have had multiple conversations with the property manager, and all we get are empty promises and a convoluted email that takes no responsibility for our negative living experience. DEFINITELY NOT RENEWING LEASE!!

I wish I could say the problems started with covid lockdowns but I can't. Maintenance has always been difficult to work with and now the office in general is difficult to reach. Their site isn't working and we can't reach anyone to find out if our rent payment went through and how to remedy that if not. Our sinks are now not draining and we can't reach emergency maintenance. We can't cook or clean with the sinks not draining. There have been plenty of other problems, these are just the most recent.

The first 2 years living here were great. The past year it has been steadily going downhill. There is always trash flying around and spilling out of the dumpster. They dont fix things until 3 or 4 requests. My sink was clogged over christmas and they left a note they were calling in a vendor to fix it on a disposable towel written in a 2 year olds hand writting. After 5 days waiting and no returned phone calls or emails, I took 2 trips to home depot and fixed it myself. Half of my packages in December were stolen from their "secure" mail room. Recently found its door kicked in and reported it. A week later, door is still broken and multiple packages have been opened and riffled through. They just got new management so I hope something changes.

I just moved into the Marks apartment homes, and the staff was very helpful and got me through everything I needed to kiss through and made sure that I was comfortable in arriving at at the complex.

Have to make an appointment and mask up to visit the leasing office due to COVID-19, but zero social distancing at the community gym and about 2/3rds of those using the gym don’t wipe down equipment or wear a mask. Wonder why they’re having an outbreak at DU 🤔 Marks is a nice place to live, I just wish the messaging was consistent.
