Apart from dealing with numerous mortgages for my own properties, I've taken clients through hundreds of loans and loan applications over the past 25 years. The Federal Savings Bank refi process is fairly simple. The guy I talk to locked me in at 53 days to close. I uploaded all the required documents in less than a week. The loan process tracker never moved from my last upload. I did however receive an email that I need to upload documents immediately or I could lose my loan, I went to the tracker and there was no requirements or updated information. Prior to working with *********************, I had started the refinancing process with an alternate lender. We got a great interest rate and are happy with this bank. But, they sent a letter 'Understanding your Available Funds' and the 'Available Funds' were a dollar amount over $2,000. After calling and giving financial information (not including account numbers, etc.) and spending my valuable time, the 'Available Funds' are actually and amount of money we would save IF we were able to refinance at a lower rate.
