Ryan Homes advised that our house would be done in November which it was not..tried to force a closing even though there was damage to cabinets and other shotty work done throughout the house...Between Ryan Homes and NVR it was a nightmare start to finish. Everyone blames someone else for the delays and then tries to charge a "holding fee" if you dont close when they say...WORST COMPANIES -- BEWARE
Ryan Homes are simply the worst when it comes to warranty service. Since we closed on the house back in June 2022, I've placed a total of total of five service calls, three of which were for the same major electrical issue. The refrigerator circuit had the wrong breaker and outlet installed. The last electrician that came in and finally corrected the issue admitted that the practice was to complete installs with what was available and then fix the problem when the warranty calls were placed. Lied about toilets leaking prior to settlement. Prior to the date we went to settlement Ryan Homes put in writing that all the toilets had been fixed after an inspection report the year prior we were given saying all of the toilets needed to be repaired/tightened potential for leaks. I take leaks very seriously and was told by Ryan homes in writing that after this report all of the toilets were repaired. I would not have felt comfortable moving into a home that could still have toilets leaking, therefore affecting my health.... read more
I purchased my home July of 2021. All year put work orders in about hvac system. They would send someone each time I guess to temporary fix it. A year later and I guess warranty is up and hvac not working correctly. I paid over 300k and they will not return phone calls or emails. They sold me a home with hvac problems! This is dishonest and not trustworthy company. Washer and dryer that came with house do not work. I’m more concerned about hvac because of repairs cost and the home is still new. Easily the worse mortgage company we have ever dealt with! We are in the process of buying our 8th house in our 34 years together and we have never experienced this level of incompetence. Over the past few months our "processor" if you want to call him that has asked us for the same documents over and over again and when we would tell him we uploaded it to their web site a few minutes later he would reply " Oh yeah now I see it"! We purchased our home in 2011, we’re now regretting that we did. The company used cheap products and didn’t perform any quality work when constructing the house. Now our kitchen cabinets are falling apart, bathroom flooring makes creeping sound when walking on it, used cheap caulking for bathroom, etc. We thought this would be our dream home. Paid a premium for what we thought was a beautiful lot… backs up to weeds on unmaintained land. There is no irrigation and has not been fertilized. The land has been turned over to the Association in the meantime, and we called this to the attention of NV, with no follow up. Now we have a beautiful manicured lot with a view of weeds. We never imagined that we paid a premium for this view. NV Homes is at fault for misleading us.
As far as the house goes, corners were cut & cheap materials used. We closed in November and they planted grass seed at that time. We knew the grass would not grow and had concerns about this. Grass began to start growing in sparingly in the Spring, but during the sales process, we were promised that if we had any issues they would redo the lawn. Additionally, I recently found out the property map provided to me by Ryan Homes was incorrect and missing a 10 foot easement. I had a fence installed based on this erroneous information and now have the city threatening legal action against me if it’s not moved by a certain date. Ryan has admitted the mistake and is going to pay for the fence to be moved, but TBD if I will be reimbursed for the materials and labor I paid for and did not need. The contractors Ryan Homes totally botched our lawn. The grading was not done properly in the back yard, and the seeding is inconsistent at best. I have the poor workmanship on camera, and Ryan Homes still refused to take responsibility. I will now be stuck paying for this to be fixed myself, and it's unbelievable for a nearly half million dollar property.
