Not worth the hassle TLDR: Parking situation is a nightmare - you will likely be booted for some ridiculous reason or charged additional fees to park in your own home. FORGET having friends and family over without them being booted, fees and other issues. Fundamentally, they don't have enough parking spaces based on the number of apartments so they've implemented stringent parking policies which are typically understandable, but they are entirely excessive in this case. We did try to communicate the parking changes over several community-wide emails as well as by posting notices in all mail rooms.There was a need to enforce the parking regulations due to unauthorized guests parking in the garages for extended periods of time. current resident Complex does not have enough parking for all residents in the building I currently live in Building A. Paid parking spots were offered but there is a wait list. I have recently had back surgery and I am unable to walk far. I was told by the leasing office to park in another building that wasnt my own and walk to my building. Property is very nice as well as location! but parking situation will make you wish you didnt live here. Expect to be booted without prior notice or warning.

Modera Port Royale New community North of Fort Lauderdale with beautiful amenities. Well maintained, safe and good atmosphere. However management have recently applied some non-sense rules that has caught us residents by surprise. 1-shutting down BBQ grills at 8pm on automatic timers. Really? Silence rules apply to 10:00pm to 6:00am. 2-charging our guests park of $7/day to visit. A Great Place to Live I have lived at Modera for almost a year and my love for it is the same as when I first moved in! The resort-style living cannot be matched in the Fort Lauderdale area. With views of the Intracoastal, you truly feel like you are stepping away from reality. The amenities are awesome, and the views are amazing.
