Sure the communities of Mark Saunders are nice, but stay clear. Every single resident who chooses to build with anyone but him with have heart aches and problems. Very shady guy and not budget friendly. The ARC guidelines are extreme! Read the guidelines before you buy the lot! If your on a timeline with your build, added a few months because they will kick your plans back to you and make you do so many corrections and add more cost to your design.
