Ever since Valiant took over this property it has *********. I would not rent a dog house for a rabid dog from this property management company we had several several issues that remained unfixed until move out not to mention the fact you can't even think of leaving your vehicle unlocked we did went back to finish move out and someone stole the battery out of the vehicle. The apartment was infested with roaches til the day we moved out. And getting any handicap accommodations is so slow you'd have better luck winning the lot... read more

This place hired a company to spray paint parking spot remind u my daughter kept my car that car is pearl white i have red paint all on my car like a crime scene so i will be filing legal action this week
I have submitted 9 maintenance orders during the summer of 2021 regarding AC. It is 1:40am and 82 degrees inside my apartment. If you don't mind your air conditioning not working and maintenance doing anything about it, this is the place for you.
I have been living with mold since I moved in April 2021 and it hasn't been taken care of. I reported new mold growth 6/23. It's now 7/31. I know legally they have 14 days to take care of mold. The office staff closed out my work orders without them being complete. My apartment wasn't ready by my move in date and they failed to tell me it was due to the apartment flooding. Moving into a Valiant Residential property has been the worst experience of all my rentals to date. Upon move in, the unit was dirty and there was paint on the floor, cabinets, visible staples in the baseboards, etc. While they sent staff out to take care of this, it was not completed properly and no one offered to come back out. The office staff is rude and instead of taking the time to explain why something has not been completed on the property, they send condescending emails. I moved in the day Valiant Residential took over, and it has been nothing but a disappointment. They have the rudest front desk/management, I have gone down with my hard copy of my lease MULTIPLE times because they do not see my dog or significant other on their side even though on my signed hard copy lease, they are both their. Packages get dropped off at the office now and sometimes they tell us to come back later because they don't want to look for our packages even though there is no one else in the building.
THE WORST!!! They do not care about the residents, at least not my mother that is 60 years old. they had a gutter stopped up that made water leak into her apartment, we are going on 3 weeks of fans and it stinks so bad. they cut out and replaced a piece of padding and tack stripping and laid the carpet over it, carpet is still wet. they sprayed some orange smelling stuff and said they treated the mold and mildew, but it still stinks in there like it. We just moved into their property in Conroe and we are so very disappointed. Worst experience with the leasing agents and the manager, luckily the manager and one of the leasing agents was just let go, but they kept the one and promoted her! When we moved in the apartment was dirty when we were told no one had lived there for months. No one checked it before they leased it? No one checked it the day or two before our move in? DO NOT LIVE AT ANY VALIANT PROPERTY! I'd move out of the one I'm at in a heartbeat if it wasn't so inconvenient to do so. Before Valiant took over our complex, the old company made sure it was a great place to live! Maintenance requests were handled on the same day you submitted them or the next day (never later), the office staff was friendly and helpful, and the complex was well maintained.
