The leasing staff is great with pitching why anyone should move in the community, and tries to "over-communicate," but after you move in, they have poor customer service, don't communicate with you if there is a problem, and wait until the last minute to request and documentations or new requirements. Do not move in this community. They take too long when handling resident complaints After you purchase a house, it starts to fall apart after 30 days but then the warranty is already dissolved. Worse mistake I ever made in buyi... read more

*** ****** purchased his home in 2017 and as with all new homes, the home comes with a one-year builders’ warranty to cover any factory defects. At the time of closing, *** ****** was informed of the one-year warranty that would have expired in 2018. If there were issues with the home within 30 days of purchase, it was the owners responsibility to take action immediately. *** ******recently had a low water pressure issue. With no cost to him, our lead maintenance and contractor investigated the riser and checked the pressure... read more
Community management have no respect and if you don’t do what your told they come really aggressive and threats . I live in one of yes communities in San Antonio, Texas
Business response:
All residents should abide by the community guidelines which are signed during the lease overview and signature process. These guidelines are enforced by all communities to all residents and failure to comply will result in violation notices. If you wish to discuss this matter further, please contact our Resident Relations Department at 844-280-2203.
First of all, the Yes Communities website offers a way to contact them by leaving your name, phone number and email address, but they never contact you back I have left my information 3 times over the past 3 weeks, and nobody has ever contacted me. My first issue with Yes Communities was upon signing a lease you are required to give them a floor plan of your mobile home so they can check to see if it meets their requirements, so I did and was never told until 4 weeks later that the home I ordered and was now built will not w... read more
Business response:
It is our understanding that the community management team, as well as the regional management team, has addressed all concerns above to date. Regarding Mr. Phillips not being contacted by someone from our home office, the District Manager, reached out to Mr. Philips to which he was able to voice his concerns and his voice was heard by someone higher than the Community Manager level. As far as the concerns on the design of his home, this information should have been disclosed to him when he was recruited to bring the home in... read more
They will not let us take our account of off ACH payments. No where in our lease does it state that once we’ve started the ACH payments we are not allowed to stop them. This is a sure fire way to make they collect an extra $25 a month from us.
Business response:
The EFT requirement is part of the conditional approval of residency at Paradise Lakes, EFT participation is required for the term of the lease. Rent is due on the 1st and EFT doesn’t draft until the 5th of each month (unless it’s a holiday or a weekend – then it’s the following business day). This allows the resident a four day grace period. We do not wish to collect a $25 NSF fee – we wish for the resident to pay their rent timely. Should the residents not want to comply with the terms, the options are outlined in the leas... read more
For starters they never finished the bathtub installation when we bought the trailer and they left the bathroom a mess, holes in the wall. We have been without water for several hours several times in the past year. We weren't notified of the water being shut off, nor were we given an explanation. Most recently they towed my car 20 miles away for it's registration being one day late. They didn't knock on my door, or leave any notification, they just took it. My husband had to miss a night of work and we had to find a way to ... read more
Business response:
We are sorry to hear your maintenance was not completed, please follow-up with your community in regards to the outstanding maintenance in regards to your bathtub installation. In regards to the towing, the community living guidelines state that any car without current and validate registration is subject to towing, please feel free to follow-up with our Resident Relations Department if you wish to further discuss your concerns.
This place is a joke. I have so many issues in my home. I have also put in so many work orders, and still to this day they have not completed them. They have one maintenance person that is supposed to do the entire park. I have work orders in since January of 2019 that have not been completed and it just seems like things are falling apart in my home. On a weekly/monthly basis I speak to someone about our maintenance issues. This is so ridiculous. I shouldn't have to do this.
Business response:
The resident has open work orders that the community is unable to complete because the residents will not allow the community maintenance into their home because of their dog, unless they are present and they are never present during business hours. The community has called numerous times in an attempt to resolve these work orders and each time the resident refuse to schedule a time within the community's office hours. The community would love to resolve these work orders but the resident has to allow them into the home duri... read more

Below are the facts around this former resident's complaints: *The Statement of Deposit was mailed certified showing the deposit/cleaning fee was held for damage, the statement was delivered on April 22nd, 2019. *The last Gold Key Service inspection, in which the community maintenance checks the condition of the home was rated a D. Due to the home condition the community issued a non-renewal. *As noted on the Statement of Deposit the residents were moved out of the system on 4/2/19 – so there were no charges for April rent. ... read more
I am currently a resident in ****** ****** Estates. I am not on the lease, however, I am the only one at this address for 8 mos out of the year. The park is aware of this. I am disabled and struggle with PTSD symptoms. The park is also aware of this. There are several things that have disappointed me since I've moved in. 1. I was told that I would only be charged water for one person. Instead, I'm being charged for two occupants. When brought up to management, they dismissed my concerns and state that I was told I'd have to ... read more

As Ms. ****** stated, she is not on the lease for the home nor has she submitted an application to become a resident. This lease was signed in December of 2018 while a previous team was in place, all off whom are no longer employed by Yes!. The current community manager was not present or involved during any of the negotiations or conversations between parties concerning this lease. Gold Key Inspections were performed in February and May of 2019. The standard notice was given as it is to all residents. There have been other ... read more
Investors and buyers BEWARE. I’ve done work with many different manufactured home communities and have never had such terrible service, incompetent managers, and overall bad business practices. I bought a home with the intentions of flipping. I finished the remodel and signed a one year brokerage agreement. In that one year, they showed the home ZERO times, changed the lot rent without notice, used photos of my home to list one of their properties, and ran off several potential buyers that I found on my own. Not only was it ... read more

Mr. ******** was notified several time regarding his balance and refused to pay. He does not live in the home and has been trying to sell the home for several months. He signed a 90 day agreement for the community to attempt to sell his home on August 25, 2018 which expired on November 25, 2018. During that 90 days Mr. ******** failed to maintain ... read more
