Horrible communication. Took 5 days to process. Repeatedly asked for income verification from spouse that was a "stay at home mom" then stated application was incomplete!

appfolio portal takes your rent and charges $10.00 for a service fee. This is a “manager” to your apartment building. Appfolio portal claims that it takes your rent and pays the landlord the money you send them. But a $10.00 fee is added on to this. I would like to know if this is legal. Does the manager of a building have the right to charge the tenants a fee to pay the landlord the mortage? We the tenants are also having our parking spots taken away from us. I have paid rental fee for years via ACH using my checking account, with no associated fees. Out of the blue I have just been billed $2.49 for this "service." No prior notification, and NO authorization provided for them to access or debit my checking account. Seems to me there is a word that describes taking someone's money without approval - i.e., "theft."

AppFolio is charging $2.49 for an ACH transaction, that is beyond unreasonable. The transaction costs AppFolio pennies, if that. Also, to Drew L's point below, if AppFolio is stating they can't reverse a duplicate transaction, they are lying. Coming from a financial service background, it looks like a a scam. AppFolio CEO Shane Trigg won't be able to hide forever, he needs to step forward, take a phone call and explain why he is charging tenants to pay their rent. ps: how did AppFolio get a A+ BBB rating? They double charged, said they would reverse the duplicate charge. Then said they don’t have the ability to reverse a payment? They add on processing fees, this is a bad business practice.

Is it even legal for AppFolio to charge the $2.49 transaction fee that they started passing onto tenants for otherwise free electronic bank drafts? From what I understand, they legally are not supposed to charge that if the bank does not charge it to them. This seems like a class action lawsuit waiting to happen. Furthermore, the millions of dollars in revenue they are making off tenants (when these fees should be the responsibility of the property managements companies, as their cost of doing business with this platform) is... read more

Appfolio states they have over 7 million tenants using their system and they started charging 2.49 per payment. It costs pennies to process these electronic transfers, appfolio is taking HUNDREDS of millions from low income households every year now. This company is morally and ethically bankrupt and the CEO Shane Trigg (who is worth over 20 million dollars) certainly doesn’t need to keep putting his hands in the pockets of working class Americans to buy more boats and summer homes.

AppFolio changes terms in the middle of contract periods, refuses to honor its contracts, and is not ethical. We used AppFolio from 2019 to 2023. From using our data as a marketing database to changes in the middle of the contract term I recommend you try anywhere else. AppFolio contacted our tenants, owners, and vendors solicitating services to them directly. Some of these directly competed with our service offerings. Falls short of their promise of a dedicated team to help you. stated free ach payments now charge $2.50 to $1 for all units regardless if they use the portal. And if you want to cancel they want 50% of the remaining contract. the software is so bad you're better off without it you will lose money and time with appfolio.
