Not a good company. They are not honest about renting to people out of state and the charge for things on move out that is not your responsibility. I hade a ceiling collapse two months before I moved out and they never repaired it. Don’t rent from them.
Despite poor reviews, during the housing crisis we had few choices for renting and went with an American Homes 4 Rent property. In every issue we brought up, including a gas log fireplace that didn't work, we were told they weren't responsible for fixing. They expect tenants to take pristine care of their property (and charge them through the security deposit) but do not assume the same level of care. They discriminate called told me I was approved for a home once I told them about my kids I was not approved anymore
Moved into a brand new home. Went a month and a half with no AC or heat. Many holes in the drywall, trim pieces missing. Infested with ants. Water issues everywhere. Electrical issues. Many many more. They have yet to fix anything and do not responds. If you do get someone they promise a fix within a few days. It never happens. Avoid at all cost.
Had carpet that is over 20 years old, and was told that it is our responsibility to replace. The home was not cleaned when we moved in and in a three year period the rent went from 1785 to 2275 a month. When discovered we wanted to move our utilities went from 400 a month to 1000 a month to take away from our savings as if they want to make our vacating difficult. My family just moved into a AH4R rental in GA and the condition of this home is beyond words. The mounds of animal hair, dry dog food, blood in the sink, ect. is through the entire home. I have two young kids I can't put on the ground. I emailed the property manager about this and no response. We are in a pandemic and they gave the okay for us to move into this property and with no attempt to clean from the previous tenants. Eye sore galore! A few yrs ago, AH4R purchased the house next to me, which now appears to be falling apart and the yard - omg the yard! And, the home is located in front of the neighborhood. Not only is it an embarrassment I've contacted them several times requesting they trim the trees hanging over my property because they've caused damage to my vehicle and I'm constantly having to clean up debris falling from them but I've not received any response.
