They do not even deserve one star. We have had multiple issues since renting this home. Our A/C unit has gone out multiple times and every time it takes them forever to get someone out here. They also say it will take 24-72hrs to get someone out here because A/C is not a priority. We live in Florida and every time the A/C goes out it is mid July so it is DEFINITELY a priority. Working from home in an 84 degree house is unacceptable. We also have had major issues with our property manager that caused us to have fees tacked on... read more

I currently rent an AH4R property in Port Wentworth ga. I have been renting the home for 4 years. Here are some things potential tenants should be aware of. The online maintenance portal will keep telling you it does not recognize your Username and password however the portal where you pay rent will always magically recognize it. You might want to ask yourself why is there a separate portal to begin with. Please go somewhere else . Customer service doesn’t exists . Pay your rent and everything else is at your risk.. I sign a year lease and will give them a 60 notice, on time to vacate. Pay attention to reviews and that will help guide you away from negativity..

If I could do a zero star review I would. This property management company has done nothing but give us problems. The only time that we were able to talk to our property manager Kylee G was when she was threatening to evict us. All the other times that we tried to reach her, she was either unavailable and would not return our phone calls. When we decided to not renew our lease, no one from their office informed or reminded us that we needed to give 60 days notice to vacate. I had a concern on a prohibition to install a Tesla charger in my rental home a few months ago. AMH has reviewed the case and completed the installation last week. Here is a very fair 5 stars review as my concern was fully addressed.

I am somehow disappointed with AMH prohibition to install a L2 EV charger in a brand new rental property on my dime. It is amazing to see how colorful is AMH ESG report, but in reality property managers are not supportive of sustainable initiatives. The answer was: “no, you cannot install the charger and must arrange other ways to charge your car”. This is a property in Avery creek (ATL metro). Wake up AMH, this is 2023! Please, please, do yourself a huge favor and run! Do not rent from this company, there is high turnover, and getting in touch with proper personnel is impossible. They do not service homes prior to move in and keep your deposit for the smallest wear and tear issues.

I’m only giving one star because it requires. First thing they make you jump through hoops to get approved for a rental. Second thing once they get you in the house they are very slow or not at all to respond to maintenance issues. They even have on their recording if it’s not fire or water involved it is not an emergency. After move in, communication with your Property Manager is non existent.
