Don't waste your $50 application fee. I flew to AZ with 2 weeks to find a home. I aggressively tried to contact someone about a specific home. Couldn't even get a voicemail (just constant ringing) on the number associated to the subdivision. I sent numerous emails through their website links. When that yielded no results I messaged through Trulia. Nothing. Finally I got ONE skim read response with 1 question answered vaguely. I’m only giving one star because it requires. First thing they make you jump through hoops to get approved for a rental. Second thing once they get you in the house they are very slow or not at all to respond to maintenance issues. They even have on their recording if it’s not fire or water involved it is not an emergency. After move in, communication with your Property Manager is non existent. Renter Beware!! You would be better off using literally any other company! A week into our lease, we woke up to a burst pipe that flooded my sisters room and game through the floor throughout our living room. All day, we waited as someone came out to stop the water for coming down. People came, tore up the ceiling and the floors in my sisters room and left. I don't know why I thought we would get our deposit back. We even had 100% NO damage on the walkthrough and spent over $700 on cleaning and landscaping before moving out, so we could secure our deposit back. Instead of not getting it back, we were charged additional fees. When questioned about these fees, Brittany W, our account manager for Indianapolis, IN, just kept sending the ledger (we had access already and understood how to read the ledger). Not a good company. They are not honest about renting to people out of state and the charge for things on move out that is not your responsibility. I hade a ceiling collapse two months before I moved out and they never repaired it. Don’t rent from them.

Despite poor reviews, during the housing crisis we had few choices for renting and went with an American Homes 4 Rent property. In every issue we brought up, including a gas log fireplace that didn't work, we were told they weren't responsible for fixing. They expect tenants to take pristine care of their property (and charge them through the security deposit) but do not assume the same level of care. Moved into a brand new home. Went a month and a half with no AC or heat. Many holes in the drywall, trim pieces missing. Infested with ants. Water issues everywhere. Electrical issues. Many many more. They have yet to fix anything and do not responds. If you do get someone they promise a fix within a few days. It never happens. Avoid at all cost.
