We have lived at the Lakepointe Property for 3 years. The property is very outdated, complete with popcorn walls, thin walls (you hear everything), and the cheapest carpet that was not changed from the previous tenant. We live in a 2 bedroom apartment and our internet does not even work in either bedroom. We pay $919 a month, which we think is overpriced, yet I looked on their website and new residents are paying $1327 for our exact apartment!! It is outrageous. The maintenance department lacks the knowledge to make repairs.... read more

I have lived in the Autumn Woods community in **********, ** for six years. Across the years, I have had a considerable number of issues which included animals, maybe squirrels or racoons, living in the crawlspace above my unit. I dealt with this for three years with no resolution until I offered to call the ****************** Directly after, I was offered a second floor unit but I was expected to move in one day and pay a fee for having keys to two units. In the second unit, the bedroom baseboard heat never worked properly a... read more

Aside from a quick application, approval and lease signing process I am very dissatisfied with the quality for the price I paid, communication and lack of urgency to correct issues with my apartment that were clearly there upon move in despite promises of a resolution and general experience Ive had since the day of move in.

Business response:

Good afternoon, To better assist, please provide the name of the property in order to direct this concern to the proper individuals. The postal code listed is located in ********, which our company does not have a property in said state.

My dad went to the hospital on may 28th after quarantine at home for 10 days. The day he got to the hospital he was put on a ventilator. My family and I went to clean out his food and tidy up the place to prevent ant pests during his long hospital stay. However June 2nd he passed away. We immediately started clearing stuff from his apartment and received an eviction notice on June 4th. The apartments had been made aware of his hospitalization but not his death. We had been to the leasing office twice, left messages and email... read more

If I could give them less than one star I would. I will simply start by including a snapshot of the message I sent to the C-Suite of Edward Rose Properties (and copied the community management team): I'm going to try and get through this message as rationally as possible, but given all the unnecessary incidents that have occurred while living at this residence, there are no guarantees. Let's start with the list of issues that unit 30113 has had since the day we moved in: Plumbing - Hall bath continues to be an issue with wat... read more

I moved into Mallard Bay Apartments a month ago. I asked that the internet and cable be setup on the day I moved in. I still do not have my cable channels. Since they have failed to provide me with the channels I requested, I found an online streaming service I can use. I asked today to cancel my cable and was told I have to pay for one more month. I have a limited number of channels now. I have the Hallmark channel, some Pay per view that I would have to pay for and one of those shopping network shows yet I am supposed To p... read more

Ms. ***** was having issues with the modem/router she provided when she first moved in. After testing her connection with the test modem, Ms. ***** decided to rent one of ours. There was a complication with Blue Top getting all of her channels but it was resolved the next day. Ms. ***** originally set up internet and cable with two standard HD boxes and then informed us she wanted to swap them out for DVR's. We sent the information over on Friday but they did not receive programming until Monday morning. Ms. ***** emailed ov... read more

Awful. The apartments are NOT worth the money you put out, service is awful, and they charged me $450 for a second coat of paint and $550 for a dark spot on the carpet after I moved out. Not to mention that when our hot water heater went out a maintenance man FLOODED our apartment and I believe they tried to charge US for it. It’s a scam if you ask me. Never recommending to anyone ever again.

I was a former tenant at an Edward Rose property called Sunscape Apartments in VA. I never had any real major problems or concerns until AFTER I moved out. I was an exemplary tenant and always paid my rent earlier than the due date for 2 1/2 years. Somehow, after I submitted my "Intent to Vacate" notice back in December 2019, 30 days before my move-out date, all communication became almost nonexistent. It's March 2020 and I STILL have not received my deposit refund even after previous attempts to contact Amy, April, and Chel... read more

I lived in this apartment from march 2018 until January 2019. At first my experience was great but as time went on it began to be unbearable and a terrible place to live. in may of 2018, i began to notice bites all over my body as well as my roommate noticing all of these bites. after examining it turned out that we had bed bugs.... after talking with management that we had not went on a trip, done anything different from our normal routine they blamed us for the problem, not examining the other apartments around us and char... read more
