I have been living here for several years. First, I moved in July 2020 I received a notice on my door on 8/20/2020 that said I owe for electricity. move in period from 6-19-2020 to 7-6-2020? I didn't move in until 7-5-2020? I emailed the company, and they were looking into it. I haven't heard anything, and it's been years since because they go through office staff like water. This means that once he passes the pre-approval phase that his application is placed on Hold until we get closer to the move in date he provides on the application. I recently helped a friend with the application fees...and was approved...for february...then was told there was no apartments available...and now can't get the 350 dollars back til 3 to 6 months...how is she supposed to move elsewhere if she doesn't have the funds they're holding...her name is Ana *******...
They stole my deposit money said I forfeited it because they left a voicemail. They never once called me! I have been calling them for weeks and left voicemails and no one has returned my calls. I have been in the waiting list for almost 1 year. They took my Money! They are taking a lot of peoples money and need to be investigated asap!!! This company needs to be shut down! Where is the consumer protection?????

You reached out on 9/8/2022 requesting a refund of your holding fee, and it was explained that the holding fee is non refundable should an applicant cancel their application. You were again offered a unit at this time, which you declined. Never anyone to answer the phone to answer simple questions . Cant tell you how many times we would pick up the mail by the office and perspective new tenants would simply drive away because no one was there to talk to them, even during the hours (2x a week) that was posted for someone to be there. When we first applied, they wouldn't even let us look at the apartment, even though it was already empty from the prior tenant. You were provided with a deposit disposition form that was mailed certified mail on 8/11/2022. You disputed the charges outlined on this deposit disposition form, and another more detailed letter was mailed to you on 8/31/2022. If you are not in receipt of these notices, please reach out to the Palm Coast Landing office directly and they will provide a copy to you.
They took $90 of my hard earned cash and declined me after seconds! THIS IS FRAUD AND THEFT AT ITS ABSOLUTE WORST!!!

The $90 charge is Concord's application fee. This is a non-refundable fee that is used for the background checks that are conducted through a third party vendor and for which Concord is charged, thus the cost is passed to the applicant. These background checks are not delayed, during the application process, thus the reason a denied application can occur once the applicants' information is entered. Applicants can call 866-265-6336 to get the reason for the denial.
They either lie to you, or they just don't know what they are talking about and no one communicates with you properly. They are part of the affordable housing program and if you qualify at move in, but then don't qualify once it is time for lease renewal/recertification, one person will tell you that it is fine, they won't require you to move, that they will just simply increase your rent to the current market standard, then the next thing you know (without absolutely any warning or discussion), you get a notice on our door ... read more

When recertifying, at times there can be things that have put the household out of compliance which would result in us being unable to renew the lease. This is outlined in the lease agreement to which an addendum is signed.
They Don't like to get complaints from Tenants that have the right to live in a peaceful clean, breathable and healthy apartment, Yet they allow Drugs like Meth and chemicals to be used in their apartments and when you complain, about having to breathe in these Drugs and chemicals they Retaliate and steal your Deposit, they set you up by changing up the rental portal, if you are smart, you'll stay far away from these GREEDY women!! The site staff has no way of manipulating the amount due on the resident portal. They lie and Lure you in with fake immediate open rental units for a 1 bedroom. You pay $99.00 dollars for the application them have to go to the website and pick your apartment a one bedroom that does not show on the site yo pick. So you call and call to let them know only 3 bedrooms are available. They tell ok pick the 3 bedroom. We'll let corporate know you want a 1 bedroom. Then you have to pay $300.00 deposit and upload 6 months of bank Statements and proof of income. They screw around with your application then you get... read more
