The BBB must be notified about this company. I applied for an apartment May 30th and have been getting the run around every since. I was denied and they took $90 app fee AND $350 holding fee for an apartment I didn't get. All I want is my $350 And you never have to hear from me again. This is a non reputable company to rent with. I paid the non refundable application fee. My application was approved, then the next day I received an email stating my application was cancelled with no reason. No further replies from company by phone or emails. Incoming or outgoing. If I could give a negative 100 star, I would. This is the worst rental company in history. I’ve had issues even before I signed my lease. Apartment was absolutely disgusting, they painted over DEAD ROACHES. When I asked for these things to be fixed before I signed my lease, the lady in the leasing office said “well it’s not the Taj Mahal so what do you expect” absolutely blown away. This place stole my security deposit. They charged me $160 for carpet and tile cleaning. They charged me $30 each for cleaning ceiling fans. Mind you I had my own Brissel Carpet cleaner. I had a no shoe policy in my home and I kept the apartment very nice and clean. I was only there 1 year. I gave them a deposit of $1092 and only received back $745. Your letter in dispute of the charges on your Deposit Disposition was received and reviewed. In our letter response to you dated May 10, 2023, we addressed all the items. The charges for cleaning the carpet and tile were found to be valid. A charge was also made for the parking pass that was not returned. We did review the final inspection report and found that the charge for cleaning the ceiling fans was incorrect and a refund check in the amount of $30 was processed and you should receive this soon, if not already.
I was the first one to move into this unit in Palm coast florida 2 years ago. 2 months after I moved in I got a water bill from the city for $2400 because the toilet seals where leaking silently. They told me I responsible because the water was in my name, they did not help me with a dime. I paid a 300 holding fee to Trails at Loma and they don’t want to return my money. They have a document that says is non-refundable when you cancel or alter documents. I didn’t officially cancel or alter anything. They were making such a problem to get the unit. They wanted a signed affidavit because I was below the income requirement by 100. The notarized affidavit wasn’t filled out correctly by my exhusband and they started to push me to alter the notarized document by changing myself the info after it was notarized. They ... read more

The trash compactor is regularly inoperable. We’re charged $25/month to use it. If you leave your trash next to the dumpster when it’s inoperable, they give you a fine ranging from $50-$100. It’s unsanitary to have to keep the trash in our apartments until someone decides to fix the compactor. Additionally, we’ve submitted a maintenance request for a foul smell in our front entry that has existed since day one. They continuously close the request out with to rectification.
