Lesson learned – I bought an investment property years ago and got them to manage it because I didn’t have the time. Worst Rental Service - Overcharges on Exit/Cleaning Fees – *Edit - 05/16/11* Lowering to 1 star as now that we finally did a walk through with a representative from RMS even though we requested time over again to do a walkthrough BEFORE we gave them the keys but had to hand over keys otherwise they would charge us more. They are taking at least $400 (Paint 1 wall, to clean carpet and clean kitchen, etc) of our $800 deposit for "cleaning". Cleaning a small 700 sq ft apartment DOES NOT cost that much to clean. Extremely unprofessional – I saw their ad on Craigslist and called. Four out of five times I called, I got the answering service. Apparently, even when they are supposed open during normal business hours, they don't answer calls by themselves. Finally I made an appointment with them and was told that I should meet with some guy in front of the property. Absolute Worse Renting Experience – RMS has absolutely no credibility as a rental management company. Our rental agreement between the landlord and the company held no weight when it came to the our landlords unreasonable demands. Even when the landlord's actions were illegal and in contradiction of the lease, RMS was unwilling to mediate or resolve issues out of fear of loosing the landlord's business. Terrible service both for renters and owners – I had this company rent my house for me and they rarely followed through on anything they said they would do. Kevin Mcmullen the owner would tell me he was going to do something and then would not follow through or change his mind without communicating to me or the renters. My renters also were not happy with their service. So far it's been pretty crappy – I just moved into my place and I've had issues, it hasn't been good so far. BUT I do want to give RMS a chance before I give details. The nice thing about citysearch is you can go back and edit your opinions and I'm hoping to give a 5 star review when my lease is up.
No idea why all the negatives reviews for this company – I have to be honest, after reading all the negative feedback on here about RMS, I was very leary about renting from them, but they had a house that was perfect for my family. A fine management company – We rented a Portland house for 11 years, and if we ever had a maintenance problem, they responded in a timely manner. Last September, after we gave our 30 days' notice, we had trouble getting out on time. So we asked for more time a number of times. Each time, they understood our predicament and allowed us to stay each time we paid a little more rent. Poor Ethics – This company may possibly be the worst in Portland. I had heard horrible reviews while using RMS and did not encounter a problem till we moved out. They were late on returning our secruity deposit and withheld more money than they should have. They charge us for damages that were done to the property before we moved into the unit. They also did not attach any forms of pricing for the damages, but did happen to take the money from us. They will now not call us back. ** Do not use this compnay!**
