40/50 year recertification failed Condo has not passed the 40/50 year recertification. It’s 5 years overdue. The management can’t certify the Bldg. for one reason or another. All reports got rejected by Miami Dade. Court hearing was in March 2024. The condo association doesn’t inform the owners why they can’t certify the house, what’s the reason they can’t. It’s an unsafe structure according to Miami Dade website. The notice “this is an unsafe structure” by the city in June 2021 posted on the front main entrance double glas ... read more

I have had nothing but negative experiences since moving into this condominium. From the start, it’s was a constant headache, and I regret my decision to live here. First off, there’s non-stop construction. It’s like the noise never stops, even on weekends and holidays. It’s impossible to relax or enjoy any peace and quiet in your own home. This place is more like a cheap motel than a residential complex. The building has water damage all over from pipe leaks. There is a foul sewage smell in the hallways of every floor. The water damage is so bad that the floor tiles are bursting in the hallways and in the residents units. The management tries to cover it up with cheap carpet, but take forever to fix the issue before another set of floor tiles bursts in another hallway. This is an absolute mess.

Homeless people camp on the parking lot, screaming and fighting all day long. The flooding is ridiculous and the manager is an outspoken racist.
