Three weeks ago (on a Tuesday) I applied to get pre-approved for a home loan through Guild Mortgage. Lorrie W***** was the Sale Manager I spoke to. Because I have been through this process already, I had all the necessary documents required for pre-approval: 2 years’ worth of w-2’s, two months’ worth of pay stubs, two months of bank statement, and connected my bank account to them so they may access it. Don’t I repeat do not use Guild Mortgage Company to finance your loan. They are the worst, the loan officer did not update my husbands work history and approved us for the wrong amount. So the whole time we were looking for a house that we were not supposed to be for the amount we thought we could. So on closing day we were told we could not close cause the under writers said we should not have been approved for that amount. I already left a disappointing review however I have more to add...Guild sends out a blanket loan approval email stating that underwriting has approved your loan. This will only mislead you thinking you're loan will go thru and then suddenly stop you the day before closing only to say underwriting needs to review your loan even more, asks for unlimited more documents that are late in the game only to learn it'll take 5-10, if even by then, business days to review all the documents and give you an answer. So I called guild customer service this morning at 0730, talked with a nice customer service rep She wrote down my name, phone number and complaint. was told someone would call me back TODAY. Well it's going on 4 pm mountain time and I've yet to hear from someone deep inside the Guild world who might possibly give me some answers on why my loan package was finally just opened up for review which led to my loan being stopped- the day before closing! Would not recommend using this company. 2 days before closing they had me get flood insurance. The property is not on a flood zone as proven by: city map, county map, state map, and FEMA map. I also have a survey, an appraisal, the listing, the former listing, an inspection, and three insurance companies show that it was not in a flood zone. The seller wasn't required to carry flood insurance either. When confronted with the documentation I was sent nothing proving that the area was in a flood zone.
