on the surface, everything looks good. But when you start paying attention to the details, you will notice there is a lack of craftsmanship. Also, the reason they wont appraise is because they base their sales price on how much the repairs cost them. They take the amount they spent purchasing, add in all their other costs and then attribute more value to the repairs then was actually spent. We don't ever write reviews on sites like this but in this case we feel we must. If it were possible to give Guardian zero stars, we would. We would NEVER, EVER recommend buying OR renting a home from Guardian. Their homes generally look nice, but often have costly repairs lurking beneath the surface that will only come to light once you're already moved in. Please be careful if you are looking to buy a home from these guys. Gross misrepresentation of themselves and their homes condition. Homes are overpriced, they won't appraise, they show you cleared inspections only to discover $10,000 in repairs. Guardian will deny report, not to mention all the renovations are done without permits! Very questionable practices going on here. Be cautious and leave yourself an out.
