This is a horrible company. They never respond to phone calls, voicemails, or emails. They make you buy a benefits package but don't send you anything listed in the package. Good luck with maintenance requests. They won't respond or respond 5 days later with times 5 days out. Better hope your AC works. I now have a broken main door knob, only hot water in the bathroom as only one side of both sinks work, and the water pressure is a trickle. For $2600 per month I would expect more. I've been a property owner in Birmingham for the past year and during this time I've had the worst experience with Evernest. Things you should know: 1. They do not provide detailed receipts for maintenance jobs. I have this documented from the director of operations, Amy Bromberg. There is a complete lack of transparency and as an owner I have no idea if I've been upcharged on the latest repair on my home. 2. Evernest Property is the worst! Poor communication, does not repair property, and will actively try and cheat the Tenant out of money. Example: 1). They charged me $440 in late fee for a payment that was 12 hours overdue (honest mistake on reading the contract fine print). They had accepted rent payment on the same exact date for 5 months prior and then hit me with the late fee. 2). Have been waiting 4 weeks to have a clogged kitchen sink repaired, still no response.

There were several red flags when we started the process with "GKHouses" but we overlooked them because we adored the property and thought surely these were just miscommunications. After the lease was signed and we moved in, we found that the "miscommunications" instead were poor communications through an endless portal of requests and re-requests and phone calls that were sent to voicemail to never be returned by a living soul. I was with Evernest until last month when I decided to sell my rental/investment property in Birmingham, Alabama. I wish I could say that the experience was positive or mixed at the very least, but unfortunately it was negative from beginning to end.
