Horrible, horrible experience. I never write reviews, but this experience warrants a review. I was about to refinance my house, but later I decided to cancel. The appraiser that was supposed to come to my house to do the appraisal was already on her way when she found out that the appraisal was canceled. When I spoke with her she said that she did charge a trip fee of $75. I thought this was fair, due to the fact she was already on her way. Awful, nothing but thief's and Scammers! They received my payment of $500 on a home appraisal that was supposed to take place on Sept 24,2021 and it was cancelled within time and was told I would be issue a refund and a month has passed and they are telling me no refund was issued because it was never paid!!! I called and gave them the invoice # and receipt # they used to withdraw the amount from my capital One debit card!!! They are refusing to refund my $500 refund!! I almost didn't go with this company because of all the negative reviews I found on this site. I just wanted to share for perspective that I had a good experience. The appraiser contacted me timely, and the appraisal was ready a week later, only a couple days after it was due to the mortgage company. I was also pleased with the result of the appraisal.
Appraisal was paid for on 5/28/2021 - appraiser came for appraisal on 6/14/2020 still no report on 7/27/2021. if your lender mentions or uses Collateral Management.....RUN....GO FIND A NEW LENDER

The file is delayed due to the assessor's office being down. It is pertinent that all information be validated to ensure full compliance. An appraiser relies on third party information for verification and as required by USPAP they MUST verify all information. This is out of the control of Collateral Management and the appraiser.
My Loan officer with ********* Bank has been using Collateral Management for quite some time with no problems. My bank is **** Lending *********** Located in Conroe TX and the appraiser we were given was ***** ******* It took ***** three weeks before he even started working on our file. Appraisers do their best to meet expected due dates but in certain circumstances they cannot. There is a shortage of appraisers working at this time and due to the massive influx of volume the entire industry is delayed with time expectations. Appraisers are humans and not robots. They are expected to maintain a level of professionalism and take the time to research all data needed to provide a credible report. Quality is more important. My mortgage company is contracted with Collateral Management for their appraisals. I received my invoice and paid it on 9/21. Today is 10/12 and we still do not have the appraisal back. Closing is scheduled for 10/22 but nothing has been done because the appraisal isn’t back. More frustrating than I can express 😡
Sent out an appraiser from out of town not familiar with area, rescheduled 2 times once for the storm so I understood but the second was after was a whole week later and wanted another week I refused and held him to our new time so he was upset about that, then called and changed that time, when here was very unprofessional not prepared had no equipment to do the job no tape measures I had to loan him mine. If your lending company used Collateral Management for appraisals, request a new appraiser. I seen a review on here that is exactly like what happened to me. The appraisal for my $300k home came in at $260k. A 2500 square foot home on an 8000 square foot lot is NOT comparable to a 3000 square foot home on a 13000 square foot lot. DO NOT LET ANYONE FROM THIS COMPANY APPRAISE YOUR HOME!
This company is a thief! They sent my husband a letter claiming he owed them $500 for an appraisal that was done when we were getting a reverse mortgage. This money was supposedly owed since 2017! How can you wait that long to bill someone for something? NO, we do not owe them. The letter said we had ten days to respond. My husband called their office to dispute the claim. They had an appraisal completed on their home for the reverse mortgage on their home. They called the credit card company after completion and disputed the charge and claimed they were not part of this transaction. We notified them and a new card was supplied. We tried to recover funds from the initial charge and were unsuccessful. ****** ******** provided a new card which was charged. The funds were simply charged from the appraisal completed her on her home. No one stole anything.
